Glazing silicone in Leyton

Glazing silicone for homes and businesses in Leyton

Glazing silicone is a maintenance item. Sun, rain and movement wear it down and cracked joints let water in. Resealing puts that right. If you have water running down inside the glass and leaks from the base of a shower screen, we can put it right.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Leyton as anywhere.

How we quote for glazing silicone

The price is agreed before any work begins. It’s based on:

  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Whether the work is at height

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • A few photos by email, if you can
  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Whether it has been sealed before

Need a quote? Please call 0345 464 0079 or drop us an email and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

Surface by surface

Glass balustrade bases

We reseal the joint where the glass meets the base channel. Glass fitting is a separate trade.

Glass-to-glass joints

Glass-to-glass joints depend entirely on the sealant. The bead needs to be tidy and fully bonded.

What happens if it’s left?

Resealing cannot fix a failed unit or a cracked panel. We’ll tell you that rather than seal it anyway and point you to a glazier or roofer. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

The process

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours, depending on how many joints need doing. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Leyton. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

Before we arrive

  • Let us know about parking restrictions
  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access

Advice

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Check the gutters above the glazing for debris
  • Don’t use a blade near the sealant
  • Do not leave a drip for the next storm
  • Stick to mild cleaners on glass

On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.

If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.

Your questions about glazing silicone in Leyton

Is parking an issue for glazing silicone in Leyton?

Parking in Leyton, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Can you help a landlord with a rental near Leyton Midland Road station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Is it enough to run a bead over the old sealant?

It doesn’t last. Fresh silicone will not bond to cured silicone, so we remove the old sealant and clean the joint.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you have insurance?

Yes, we’re fully insured for every job we do.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Do you fit new glass or sealed units?

No. A misted unit has failed inside and needs replacing by a glazier.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

What we cannot put right

In fairness, there are a few things sealant won’t fix:

  • Rotten or badly damaged frames
  • A roof that has moved or dropped
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Glass-to-glass joints
  • Conservatory frames
  • Glass balustrade bases
  • Glass-to-frame joints
  • Rooflights
  • Shower screens

When to call us in Leyton

Glass and frames expand and contract with the temperature, and they don’t move by the same amount. Over years, that movement tears the silicone.

These are the problems we’re asked about most:

  • Split or lifting silicone on glass
  • Failed sealant around rooflight glass
  • Glass-to-glass joints that have split
  • Drips on the inside of a conservatory window

Rented homes near Leyton Midland Road station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

What your quote should include

  • Which colour the sealant will be
  • Are they insured?
  • Is the old sealant removed completely?
  • Which sealant they’ll use, and why

Windows and doors in Leyton

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Sutton House (about 2.2 miles south-west) nearby, there’s older building stock in the area around Leyton as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

As a London address, Leyton can be tricky for parking: let us know about parking bays, permits or a driveway. Schools such as Dawlish Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.
