Need bathroom resealing in Pimlico?

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

About our bathroom resealing in Pimlico

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Typical jobs include shrunken sealant along the back of a worktop and two layers of silicone, both failing, on kitchen worktops & upstands, sinks & splashbacks and baths.

London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. In Pimlico, that’s a good reason to put tired sealant and grout right early.

All our work comes with a one-year guarantee, wherever you are in Greater London.

Different surfaces, different methods

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think before you book.

Do you need bathroom resealing in Pimlico?

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.

Look out for these signs:

  • A bead that has pulled away from the tiles
  • Gaps where the bath or tray has moved
  • Black mould in the silicone that won’t clean off
  • Gaps between the worktop and the wall

Pimlico is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

Questions to ask before booking

  • What happens if they find a problem under the old sealant
  • Who turns up on the day
  • Which sealant they’ll use, and why
  • How long the guarantee is

Our hiring checklist

For landlords and businesses

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take half a day or less for one room, longer when the kitchen is included. In Pimlico, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work

Pimlico: your questions answered

Do you take on hotel work around Pimlico?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Could a tired shower seal in my Pimlico flat affect the neighbours below?

Yes. In a flat, water from a failed bath or shower seal has only one way to go, and that’s down. Cutting out the old sealant and laying a new bead early stops it getting that far.

Is white the only colour available?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away, because silicone does not bond to silicone. We remove the old bead completely before resealing.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Do you have insurance?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Bathrooms and kitchens in Pimlico

London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, so tired sealant is best dealt with early.

For an older house near a landmark such as St Gabriel's, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near London Victoria station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
