Fire-rated sealant in Little Portugal, Greater London
Intumescent and fire-rated sealant around gaps, frames and service penetrations for homes and businesses in Little Portugal and across Greater London. Fully insured, ARBOMaster approved and guaranteed for a year.
- Gaps flagged on a fire risk assessment
- Door frames with gaps between frame and wall
- Fire seals that have cracked with movement
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
How we handle fire rated sealant in Little Portugal
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap. Typical jobs include gaps where walls meet ceilings or slabs and joints picked up in a fire-stopping survey, across flats & HMOs, pipe & cable gaps and plasterboard & masonry.
Across London, offices, shops, hotels, student halls and blocks of flats all need sealant work from time to time, whether that’s washroom resealing or fire-rated sealant around service openings. Out-of-hours working can be arranged where a building in Little Portugal can’t close.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

Little Portugal questions
Can parking be tricky for a visit in Little Portugal?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Do you work for landlords with property near Wandsworth Road station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before we start.
What sealant do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you guarantee your work?
Yes. There’s a 12-month guarantee on every job.
Are you fully insured?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Do you offer different sealant colours?
We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
Is it OK to seal over old sealant?
No, because it fails. We remove every bit of old sealant first.
How do I get a quote for fire rated sealant in Little Portugal?
It depends on the job, so we quote each one individually. To get one, phone 0345 464 0079 or email us and let us know what needs doing and where.
How to look after the new joints
So the new joints stay in good condition:
- Report cracked or damaged seals as soon as you notice them
- Allow for resealing whenever new services are run
- Never patch a fire seal with standard sealant
- File the fire-stopping record where your assessor can find it
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some cannot and we will tell you which one you have.
Open gaps do not only matter in a fire: noise, draughts and even pests can come through too. Sealing them early helps on every front.
Commercial buildings in Little Portugal
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details. There are hotels and other places to stay in and around Little Portugal. Hotel work can be planned room by room, with out-of-hours working where needed.
Little Portugal is in London, so parking needs planning: let us know about parking bays, permits or a driveway. If you let a flat or house near Wandsworth Road station, any gap left by new services in shared walls should be closed with a fire-rated product. For site and facilities teams at buildings such as Platanos College, gaps opened by contractors for new cabling are a common finding in schools and offices.

What else we do in Little Portugal
When it isn’t the sealant
New sealant cannot fix everything, and we’ll tell you before we start. It will not solve:
- Large holes that need a different fire-stopping system
- Issuing a fire rating or certificate for a building
- A wall that is not a fire-resisting element to begin with
Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.
What we seal
- Door frames
- Linear gaps
- Plasterboard & masonry
- Pipe & cable gaps
- Flats & HMOs
- Service penetrations
What happens if it’s left?
Sealant isn’t the fix for every opening. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap isn’t suitable for sealant, we will tell you. Converted houses in London often have a bathroom above someone else’s living room, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble.

The process
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes from a few hours to a few days, depending on the number of gaps and the access. In Little Portugal, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- The sealant goes in to the depth its detail sets, then it’s tooled off.
- Finally, we list where we worked and what we used, for your records.
How to prepare
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed
