What affects the cost of fire rated sealant

We don’t publish a price list, because no two jobs are the same. What we look at:

  • How many areas need sealing
  • Working hours on commercial sites
  • The product the joint needs
  • The amount of work

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • How we’d reach the joints
  • Roughly how big the job is
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, phone 0345 464 0079 or drop us an email.

How we handle fire rated sealant in North Brixton

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. Which product suits a gap depends on its width, the materials either side and what runs through it, so we follow the tested detail for each one. Common call-outs are for gaps filled with a product that isn’t fire-rated and open joints along the top of partitions, across door frames, pipe & cable gaps and service penetrations.

In London’s blocks of flats, service risers and common parts have pipes and cables passing through walls and floors. In North Brixton, building managers may need both fire-rated sealant around those openings and new sealant in shared washrooms.

Each job carries a 12-month guarantee, whatever its size.

When it is not the sealant

To be straight with you, there are a few things sealant will not fix:

  • Walls or floors that weren’t built to resist fire
  • Problems with the door itself rather than the gap around the frame
  • Sign-off of the building, which sits with building control or your assessor

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before booking.

What we seal

  • Pipe & cable gaps
  • Service penetrations
  • Door frames
  • Linear gaps
  • Flats & HMOs
  • Plasterboard & masonry

How the visit works

On the day, we look over the joints with you first. Surfaces next to the work are protected before we start. The work generally takes from a few hours to a few days, depending on the number of gaps and the access. In a London area like North Brixton, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

  • Mention if the joints have been sealed before
  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises

Advice

North Brixton questions

Do you work for landlords with property near Loughborough Junction station?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.

Do you take on hotel work around North Brixton?

Where are you based?

Do you provide details of the products used?

Yes. You get a list of where we worked and what we used for your files.

Do you guarantee your work?

Yes. Every job comes with a 12-month guarantee.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you offer different sealant colours?

Usually, yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

What fire rating will the seal have?

We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer; we install to those details and record what we did.

What the job involves on each surface

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. We seal it with a product tested for that service and gap size.

Masonry and concrete

Core-drilled and broken-out holes in concrete are often irregular. We check the gap size around the service to make sure it suits the product.

Why deal with it now?

Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing when the building is next checked. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in North Brixton, the repair is bigger than the sealant job would have been.

Leaving a failed joint normally makes the job bigger, not smaller. If you’re not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

Signs you need fire rated sealant in North Brixton

Gaps also open up as buildings move: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.

Keep an eye out for any of the following:

  • Open holes round services passing through fire walls
  • Gaps left after a refit or conversion
  • Cracked or shrunken fire-rated sealant
  • Door frames with gaps between frame and wall

As a London address, North Brixton can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Commercial buildings in North Brixton

Commercial buildings in London often have strict access rules and limited loading, so out-of-hours working can be arranged where needed. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.

Letting a property close to Loughborough Junction station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. For buildings such as St Michael's Church, gaps around pipes and cables are worth checking after any building work there.
