Bathroom resealing for Hyde farm estate homes and businesses

When it isn’t the sealant

We won’t take on work that won’t last, so these are the limits:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it is not properly supported
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Kitchen worktops & upstands
  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures

Bathroom resealing in Hyde farm estate, done properly

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, baths and wet rooms, and common reasons people get in touch are two layers of silicone, both failing and water getting behind the bath panel.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Hyde farm estate, bathroom resealing is as much about a room looking cared for as about keeping water out.

There’s a 12-month guarantee on every job, whatever its size.

What we are called out for in Hyde farm estate

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

Look out for any of the following:

  • Sealant that has split, shrunk or peeled away
  • New sealant laid over old sealant that is now lifting
  • Gaps where the bath or tray has moved
  • Smears of silicone across the tiles

If you look after a building such as Telferscot Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Choosing a sealant specialist

What the job involves on each surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop.

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Hyde farm estate questions

Can you help a landlord with a rental near Balham station?

Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

I live in a flat in Hyde farm estate. Can a failed seal leak into the flat below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Can you reseal around my kitchen sink and worktop?

Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Don’t leave water standing on kitchen joints
  • Never pick at the silicone with a blade
  • Squeegee the walls and tray after use
  • Run the extractor fan during and after every shower

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and by the time it shows on a wall or ceiling in Hyde farm estate, the repair is bigger than the sealant job would have been.

Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Bathrooms and kitchens in Hyde farm estate

London’s water is hard, which leaves limescale on sealant, grout and taps. In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early.

Homes close to St. Stephen's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Balham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How the visit works

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a morning or an afternoon for most single baths and showers. In Hyde farm estate, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Getting ready for the visit
