Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Run a squeegee over the glass when you’re done
  • Do not leave a drip for the next storm
  • Stick to mild cleaners on glass
  • Ventilate the conservatory to cut condensation

Keep conservatory gutters clear, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

A small conservatory leak soon spreads. Water runs along frames and down walls so it’s best dealt with right away.

Glazing silicone in Hyde farm estate, done properly

Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. If you are dealing with glass-to-glass joints that have split and water getting into a conservatory at the joints, we can put it right, whatever the surface.

Many London homes are flats, with windows high above the street. In a converted house or block, the lease generally says who is responsible for the windows, so it’s worth checking before booking.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Common problems we fix in Hyde farm estate

New silicone over old silicone won’t bond. Many failed joints we see have been topped up rather than cut out, and water gets between the layers.

If you can see any of these, it’s time to have the joints looked at:

  • Conservatory leaks at frame and glazing joints
  • Drips on the inside of a conservatory window
  • Sealant that was laid over old silicone and failed
  • Glazing silicone that has cracked or come away

Schools such as Telferscot Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Before you book anyone

  • Whether VAT is included
  • Whether they’re fully insured
  • Whether the sealant suits the joint
  • What happens if the job turns out different

Choosing a sealant specialist

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

When it is not the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Water coming through the roof rather than a sealant joint
  • A sagging or failing conservatory roof
  • Glass that needs replacing

Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly.

Surfaces we seal

  • Glass balustrade bases
  • Shower screens
  • Rooflights
  • Glass-to-glass joints
  • Conservatory frames
  • Glass-to-frame joints

Surface by surface

Shower screens

A screen’s wall joint and tray joint are where leaks start. Both are resealed with anti-fungal silicone.

Glass balustrade bases

Balustrade bases are exposed outdoors. Renewing the sealant keeps water out of the channel.

Frames and glazing around Hyde farm estate

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Kingswood House (about 2.6 miles east) are a reminder that the area around Hyde farm estate has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For an older house near a landmark such as St. Stephen's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Rented homes near Balham station change hands often, and leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

Why act early in Hyde farm estate

If the problem is a misted unit or a broken panel, sealant will not help. We say so plainly and point you to a glazier or roofer. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.
