About our external mastic in Hyde farm estate

Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. If you’re dealing with rain getting behind render or cladding at a joint and leaking joints around cladding and façade panels, we can put it right, whatever the surface.

In London terraces and converted houses, gutters and walls are often shared with the house next door, so a leaking gutter joint or failed wall joint can affect more than one home. In a converted house in Hyde farm estate, it’s worth checking who is responsible for the outside before booking.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What affects the quote in Hyde farm estate

For a quick quote, just ask. The main things that affect it are:

  • How many areas need sealing
  • Mould in or behind the old joints
  • Any working-time requirements on site
  • How easy the joints are to reach

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • A few photos by email, if you can
  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking

There’s no standard price list. Instead, we send you a clear quote for your job. To get started, call 0345 464 0079 or email us.

How the job changes by surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

What we do, step by step

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a handful of joints, longer for a whole elevation. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky
  • Mention any tricky access

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

External mastic in Hyde farm estate: local notes

London terraces and converted houses often share gutters, downpipes and walls, so it’s worth agreeing who is responsible before work starts. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Hyde farm estate is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Letting a property close to Balham station? Then split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Telferscot Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Questions from Hyde farm estate

Do you work for landlords with property near Balham station?

Can parking be tricky for a visit in Hyde farm estate?

Parking in Hyde farm estate, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

How long should I leave it?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is usually a movement joint. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

Will the new joint stand out?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint does not draw the eye.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Landlords, agents and businesses in Hyde farm estate

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

Why it’s worth doing now in Hyde farm estate

Resealing a run of joints in one go is generally better than patching one at a time. Joints of the same age tend to fail together and it means sorting access once. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Hyde farm estate.

Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.
