About our window mastic in Hyde farm estate

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before we start. Just call 0345 464 0079 or send us an email and tell us how many frames there are and how they’re reached for window mastic in Hyde farm estate. Typical jobs include black, perished sealant on frames and rushed sealant from a window installation, on aluminium frames, patio & French doors and timber windows & doors.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

Different surfaces, different methods

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

For landlords and businesses

For anyone letting property in or around Hyde farm estate, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

What affects the quote in Hyde farm estate

The price is agreed before any work begins. It’s based on:

  • Any working-time requirements on site
  • Access and height
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • A failed sealed unit that has misted up
  • Penetrating damp from a failed cavity tray or render
  • A frame that has rotted at the joint

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Surfaces we seal

  • uPVC windows
  • Aluminium frames
  • Patio & French doors
  • Window sills
  • Timber windows & doors
  • Composite doors

Windows and doors in Hyde farm estate

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Kingswood House (about 2.6 miles east) are a reminder that the area around Hyde farm estate has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Managing a site like Telferscot Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. In the older streets around St. Stephen's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a few frames, or a day or more for a whole house, and the area is left clean. In a London area like Hyde farm estate, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Getting ready for the visit

  • Tell us if parking is tricky
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can

Aftercare tips

A little care helps the new joints last. Our advice:

  • Avoid harsh chemicals near the mastic
  • Repaint timber before it’s bare
  • Don’t aim a pressure washer at the joints
  • Keep drainage slots and sill grooves clear

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
