How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • Which sealant suits the joint
  • When we can work, for business premises
  • Access and height
  • Whether old sealant or filler has to be cut out

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or send us an email.

Asking for a quote

When you call or email, it’s useful to know:

  • Roughly how big the job is
  • Any access issues, like height or stairs
  • The problem you’ve noticed
  • Any previous sealing or DIY work

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you are ready, call 0345 464 0079 or drop us an email.

About our bathroom resealing in Welling

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Welling. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. We work on basins & vanity units, wet rooms and shower trays & enclosures, and the jobs we see most are damp behind the bath or under the tray and leaking joints on a shower screen.

London’s water is hard, so limescale builds up along sealant lines, in grout and on fittings. In Welling, bathroom resealing is as much about a room looking cared for as about keeping water out.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Bathroom resealing in Welling: local notes

In a London flat, water from a failed bath or shower seal can reach the neighbours below, which is why it’s worth fixing early. London has hard water, so limescale builds up on sealant, grout and fittings.

For site and facilities teams at buildings such as Danson Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St John's Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

How the visit works

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Preparing for the visit

  • Mention any tricky access
  • Keep children and pets away from the work area
  • Clear items away from the joints we are working on

Advice

How the job changes by surface

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble for homes in Welling.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

Do you need bathroom resealing in Welling?

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

If you can see any of these, it’s time to have the joints looked at:

  • Black mould in the silicone that won’t clean off
  • Lumpy, uneven sealant from a DIY attempt
  • Water getting behind the kitchen upstand
  • A bead that has pulled away from the tiles

Welling is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

What your quote should include

  • How long the guarantee is
  • What the cure time is
  • What happens if the job turns out different
  • What insurance they hold

10 questions to ask before you book

Common questions in Welling

Can parking be tricky for a visit in Welling?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

I live in a flat in Welling. Can a failed seal leak into the flat below?

Yes, and the first sign is often a stain on the ceiling below. A proper reseal before the leak starts is the easy fix.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Where is Mr Mastic based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

When can I use the bath or shower again?

After around 24 hours in most cases. You’ll get the exact cure time before we leave.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep scourers and sharp tools away from the bead
  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner
  • Check the joints every few months for splits or lifting

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually won’t remove it, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
