Bathroom resealing in New Eltham

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on sinks & splashbacks, basins & vanity units and kitchen worktops & upstands, and people most often call us about cracked, shrunken or lifting silicone and splits where the tray meets the wall.

Hard London water leaves limescale on sealant, grout and taps alike. In New Eltham, bathroom resealing is as much about a room looking cared for as about keeping water out.

Whatever the size of the job, it’s backed by our one-year guarantee in New Eltham and across Greater London.

New Eltham homes and their sealant

In a London flat, water from a failed bath or shower seal can reach the neighbours below, so tired sealant is best dealt with early. London’s water is hard, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

For landlords with property near New Eltham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In the older streets around All Saints Church, walls and floors in older homes can move, and sealant and grout show it first.

New Eltham is about 1 mile south-east of Eltham, in Greater London. Anywhere in SE9, we can carry out bathroom resealing at your property. Our Greater London coverage runs to 764 places, and New Eltham is one of them. There’s also a page for London, about 8 miles away.

Here we cover the SE9, DA15 and BR7 postcode area for bathroom resealing. Whether your property is on Green Lane, Gerda Road and Novar Road or a nearby road, our applicators can take on the job. Why deal with it now?

Sorting it now is quick: it takes a morning or an afternoon for most single baths and showers. Wait for a leak and you may be looking at panels off, drying out and redecorating too. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Why choose Mr Mastic in New Eltham

  • White, clear, grey or coloured to suit, where the product allows
  • Full insurance on every job
  • Arbo and Everbuild products

Take a look at our cost guide or customer reviews.

How we quote for bathroom resealing

You’ll get a clear quote before work begins. It takes into account:

  • The number and length of the joints
  • Whether there’s mould to deal with
  • When we can work, for business premises
  • How easy the joints are to reach

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Access, such as stairs, a lift or height
  • Photos by email, if that’s easy
  • Whether it has been sealed before
  • Where the job is, and your postcode

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and send you a clear quote.

What sealant work cannot fix

It helps to know what we cannot do too:

  • A bath or tray that moves because it is not properly supported
  • Cracks in the tray itself rather than the joint
  • Damage behind the tiles that needs a tiler

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Surfaces we seal

  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures

How the visit works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. In New Eltham, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. Finally we tidy up and explain the cure time before we leave.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Plan for the work area to be out of bounds to pets and children
  • Clear items away from the joints we’re working on

Advice

Your questions about bathroom resealing in New Eltham

Can parking be tricky for a visit in New Eltham?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

I let a flat near New Eltham station. Can you help?

Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Are you insured?

Yes. We are fully insured.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What colours of sealant can you use?

You’re not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Signs you need bathroom resealing in New Eltham

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Keep an eye out for these signs:

  • Leaking joints on a shower screen
  • A reseal done over the top of the old bead
  • Black mould in the silicone that will not clean off
  • Water getting behind the kitchen upstand
