Wandsworth questions
Do you take on hotel work around Wandsworth?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Is parking a problem for a job in Wandsworth?
Parking in Wandsworth, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Do you come to Wandsworth?
Yes. We work in Wandsworth and the rest of Greater London. For a quote, call 0345 464 0079 or email us.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
How we handle bathroom resealing in Wandsworth
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you’re dealing with sealant that has split, shrunk or peeled away and water getting behind the kitchen upstand, we can put it right, on kitchen worktops & upstands, basins & vanity units and wet rooms alike.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, with bathrooms fitted into whatever space was available. A compact bathroom that steams up every day is hard on silicone and grout, and homes in Wandsworth are no different.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Surface by surface
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Basins & vanity units
Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

What happens on the day
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is. For a job in Wandsworth, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.
- We protect the area and cut out all of the old sealant.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Clear items away from the joints we are working on
- Keep children and pets away from the work area
- Where the joints are inside, avoid wetting them before we arrive

Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Keep bottles off the sealant line
- Squeegee the walls and tray after use
- Keep an eye on the corners, where splits start
- Keep scourers and sharp tools away from the bead
In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.
What bathroom resealing looks like in Wandsworth
London has hard water, which leaves limescale on sealant, grout and taps. Wandsworth has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
If you look after a building such as St Anne's CofE Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Anne's Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Letting a property close to Wandsworth Town station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Wandsworth is about 3 miles south-west of Brompton, in Greater London. From the centre of Wandsworth to the outskirts, we cover bathroom resealing for every kind of property. Across Greater London, we cover 764 places, and Wandsworth is one of them.

How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- Access and height
- Any working-time requirements on site
- The product the joint needs
- The number of rooms or windows
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start.
What we need to know
Before you ask for a quote, have a think about:
- Where the property is
- Whether it’s a home or a business
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it has been sealed before
For bathroom resealing in Wandsworth, ring 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.
What happens if it’s left?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. In a flat in Wandsworth, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
