Bathroom & kitchen resealing in Woodcote, Greater London
Bathroom resealing across Woodcote and nearby, with old sealant always removed completely and a 12-month guarantee.
- Sealant that has split, shrunk or peeled away
- Water escaping at the shower enclosure
- Two layers of silicone, both failing
Bathroom resealing in Woodcote, done properly
A bead that has gone black, split or come away is worth sorting before it lets water through. Just call 0345 464 0079 or drop us an email with a photo of the joints, and we will give you a clear quote before any work starts. If you have a joint torn by a bath that flexes and two layers of silicone, both failing, we can help.
Much of London’s older housing is Victorian and Edwardian terraces, many of them now split into flats, and bathrooms were often squeezed into small rooms. A compact bathroom that steams up every day is hard on silicone and grout.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Squeegee the walls and tray after use
- Avoid abrasive pads on the sealant
- Look for lifting corners and small gaps now and then
- Keep bottles off the sealant line
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
When to call us in Woodcote
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally will not clean off.
People generally contact us after spotting one of these:
- Shrunken sealant along the back of a worktop
- Cracked, shrunken or lifting silicone
- Black spots spreading through the bead
- A reseal done over the top of the old bead
As a London address, Woodcote can be tricky for parking: let us know about parking bays, permits or a driveway.
Questions to ask before booking
- What preparation is included
- Whether they seal over old material or remove it
- What happens if the job turns out different
- Which sealant they’ll use, and why
Bathroom resealing in Woodcote: local notes
London has hard water, which leaves limescale on sealant, grout and taps. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
Managing a site like Woodcote High School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Homes close to St Swithun's include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

Different surfaces, different methods
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.
Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included. In Woodcote, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Mention any tricky access
- Tell us if parking is tricky
- Let us know about earlier repairs to the joints

Woodcote questions
Do you work for landlords with property near Reedham (London) station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
Can worn sealant in a flat in Woodcote cause a leak downstairs?
Yes, and the first sign is often a stain on the ceiling below. Cutting out the old sealant and laying a new bead early stops it getting that far.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before resealing.
Where are you based?
Mr Mastic is based in Crawley. We cover Woodcote and the rest of Greater London, along with the rest of our area.
Is there any odour?
Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

What sealant work cannot fix
Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:
- Water getting in through the grout rather than the sealant
- A bath or tray that moves because it is not properly supported
- Water coming from the plumbing rather than the joint
If you’re not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer.
