When to call us in Bushey Mead

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

It’s worth asking for a quote if you see:

  • A bead that has pulled away from the tiles
  • Failed sealant on the screen profile
  • New sealant laid over old sealant that is now lifting
  • Black spots spreading through the bead

Bushey Mead is in London, so parking needs planning: let us know about parking bays, permits or a driveway.

What your quote should include

  • Whether they’re fully insured
  • What guarantee comes with the work
  • How the joint is cleaned and prepared
  • Which sealant they’ll use, and why

Our hiring checklist

How we handle bathroom resealing in Bushey Mead

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. Common call-outs are for leaking joints on a shower screen and leaks into the floor or ceiling below, across kitchen worktops & upstands, baths and shower trays & enclosures.

In much of London, period terraces have been converted into flats over the years, and bathrooms were often squeezed into small rooms. Small, steamy rooms are where mould gets into sealant and grout fastest.

Whatever the size of the job, you get the same one-year guarantee.

Why deal with it now?

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Your questions about bathroom resealing in Bushey Mead

Could a tired shower seal in my Bushey Mead flat affect the neighbours below?

It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. Replacing the sealant and grout before that happens is much less trouble than repairing a neighbour’s ceiling.

Is parking an issue for bathroom resealing in Bushey Mead?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom. In Bushey Mead, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in

Advice

Different surfaces, different methods

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Honest limits

To be straight with you, there are a few things sealant will not fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

What we seal

  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands
  • Sinks & splashbacks

Aftercare tips

To keep the joints looking good and working properly:

  • Never pick at the silicone with a blade
  • Squeegee the walls and tray after use
  • Give the silicone its full cure time
  • Don’t let bottles sit on the bead

Do not stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually will not remove it. Catching it early keeps it a simple reseal.
