Bathroom resealing for homes and businesses in Agar Town
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Agar Town. We are ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on kitchen worktops & upstands, basins & vanity units and baths, and the jobs we see most are a bead that has pulled away from the tiles and black mould in the silicone that won’t clean off.
London homes include a lot of flats, conversions and mansion blocks, and many bathrooms sit right above someone else’s ceiling. That makes worn sealant and cracked grout in Agar Town more than a cosmetic job.
Your job is guaranteed for a year, as with all our work.

Aftercare tips
Aftercare is simple, and it makes a real difference:
- Do not leave water standing on kitchen joints
- Wait for the cure time we give you
- Check the joints every few months for splits or lifting
- Move toiletries away from the joint
In a kitchen, don’t let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
The process
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a job in Agar Town, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, usually around 24 hours.
Preparing for the visit
- Let us know about parking restrictions
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know about earlier repairs to the joints

Bathroom resealing around Agar Town
There are hotels and other places to stay in and around Agar Town. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. London has a lot of flats and conversions, and a failed shower or bath seal in one can show up on the ceiling below, which is why it’s worth fixing early.
In the older streets around All Saints, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near Camden Road station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. As a London address, Agar Town can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

How the job changes by surface
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

What we can’t put right
It helps to know what we can’t do too:
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
- A tray or bath that is cracked through
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
What affects the quote in Agar Town
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Any mould that needs treating
- The amount of work
- Any working-time requirements on site
- Which sealant suits the joint
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- Where the job is, and your postcode
- How many joints, rooms or windows are involved
- Photos by email, if that is easy
- The type of property
Asking for a quote is easy: tell us what needs doing and where. A few pictures by email make the job easier to understand.
