Trusted commercial sealant in Agar Town

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours per room, so whole buildings are phased and we leave things clean and tidy. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Agar Town. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. We agree a programme with you: which rooms, in what order, at what times.
  2. We go through your site’s paperwork needs, such as RAMS, before work begins.
  3. In each room, the old bead comes out and the joint is cleaned and treated.
  4. We reseal with the right product for each joint.
  5. Each finished area is checked with you and given a cure time.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • For business premises, tell us about site rules or sign-in

Advice

Commercial sealant in Agar Town

Commercial work is planned around the building, not the other way round. We can work room by room, floor by floor or in batches, and early starts or out-of-hours working can be arranged. We work on welfare facilities, retail & leisure sites and student & care accommodation, and people most often call us about shower leaks reaching the floor below and sealant failing again soon after quick repairs.

In London’s blocks of flats, service risers and common parts have pipes and cables passing through walls and floors. In Agar Town, building managers may need both fire-rated sealant around those openings and new sealant in shared washrooms.

Big or small, you get the same 12-month guarantee in Agar Town and across Greater London.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A broken extractor fan behind the mould problem
  • Tiles coming off the wall
  • A shower tray, bath or basin that is cracked or broken

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.

What we seal

  • Rental portfolios
  • Retail & leisure sites
  • Hotel bathrooms
  • Student & care accommodation
  • Welfare facilities
  • Office washrooms & kitchens

Why deal with it now?

In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. Then two rooms are out of action, not one. A reseal now avoids that. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Ask cleaners to go gently on the silicone
  • Plan resealing around quiet periods
  • Encourage users to squeegee shower walls
  • Pass on the cure time to whoever cleans the rooms

Extract fans need to work. In internal bathrooms, a weak or broken fan lets moisture linger, and that is what keeps mould away.

A room that can’t be let or used is lost income. Small sealant faults caught early can be fixed between bookings or tenancies, before they become leaks that take the room out of use.

Agar Town questions

Is parking an issue for commercial sealant in Agar Town?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you take on hotel work around Agar Town?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is the work guaranteed?

Yes, always. Each job is guaranteed for twelve months, wherever you are.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Do you take out the old sealant first?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

What we are called out for in Agar Town

Heavy use means more movement: people of all sizes, daily cleaning and constant loading all work at the joint. If a tray flexes, the sealant around it splits.

People usually contact us when they notice something like this:

  • Whole floors of tired en suites
  • Shower leaks reaching the floor below
  • Failed floor-level joints in accessible wet rooms
  • Tired sealant ahead of a health and safety audit

For landlords with property near Camden Road station, several rental properties can be resealed on one programme.

Questions to ask before booking

  • Whether they’re fully insured
  • How long to leave it before use
  • Whether the sealant suits the joint
  • Whether all the old sealant comes out first

Workplaces and buildings in Agar Town

There are hotels and other places to stay in and around Agar Town. Hotel work can be planned room by room, with out-of-hours working where needed. London has hard water, which leaves limescale on sealant, grout and taps, and it has to be cleaned off before new sealant goes in.

As a London address, Agar Town can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you look after a church, hall or community building such as All Saints, halls and community kitchens see heavy use, and their sealant shows it.

How we quote for commercial sealant

Call for a quick quote. What matters most is:

  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The size of the job

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • How we’d reach the joints
  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, call 0345 464 0079 or email us.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
