What bathroom resealing looks like in Sipson
Sipson has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. London has hard water, which leaves limescale on sealant, grout and taps.
In the older streets around Christ Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Rented homes near West Drayton station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Cherry Lane Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
Sipson is about 1 mile south-east of West Drayton, in Greater London. About our bathroom resealing in Sipson
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Common call-outs are for sealant that has split, shrunk or peeled away and mouldy sealant that has gone black, across baths, kitchen worktops & upstands and basins & vanity units.
London homes include a lot of flats, conversions and mansion blocks, so a bathroom is often directly above a neighbour’s ceiling. That makes worn sealant and cracked grout in Sipson more than a cosmetic job.

Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
Why act early in Sipson
You don’t need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes, as long as the fittings themselves are sound. If something else is wrong, we will tell you. Damp from a failed joint spreads quietly in older London brickwork and timber, and once it shows in Sipson, the repair is bigger than a sealant job.
A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, ring 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

Sipson: your questions answered
Is parking a problem for a job in Sipson?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
I live in a flat in Sipson. Can a failed seal leak into the flat below?
It can, yes: water that gets past a split bead or cracked grout often runs under the tray and shows on the ceiling below. It’s far simpler to replace tired sealant early than to deal with a neighbour’s ceiling.
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.
Can landlords and businesses book you?
Yes, often. Several properties can be quoted together.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
What colours of sealant can you use?
You’re not limited to white: clear, white and colours chosen to suit the room. We will talk it through when we quote.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Failed grout lines across the wall
- A bath or tray that moves because it isn’t properly supported
- A cracked shower tray or bath (that needs repair or replacement)
If in doubt, phone 0345 464 0079 or send us an email and we’ll say what we think before booking.

How the job changes by surface
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
Baths
Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.
What we do, step by step
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In Sipson, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints
- Clear items away from the joints we are working on

Advice
Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Squeegee the walls and tray after use
- Dry worktop joints after washing up
- Never pick at the silicone with a blade
- Check the joints every few months for splits or lifting
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
