How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Look in service cupboards and ceiling voids from time to time
  • Take pictures of fire stopping before ceilings or boxing go back
  • Store the list of sealed gaps with your building paperwork
  • Tell trades working in the building that fire seals must be put back

Don’t add foam, filler or ordinary sealant over a fire seal. If it needs repair, use the same type of product. Ask us if you’re not sure which product was used.

A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so you can show it was dealt with.

Fire rated sealant in Crooked Billet, done properly

Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. We’re often asked to deal with seals cut through by electricians, plumbers or data installers and ordinary sealant used where a fire-rated product was needed, across plasterboard & masonry, service penetrations and flats & HMOs.

Across London, offices, shops, hotels, student halls and blocks of flats all need sealant work from time to time, whether that’s washroom resealing or fire-rated sealant around service openings. Where a building in Crooked Billet needs to stay open, work can be planned outside normal hours.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Landlord and commercial work in Crooked Billet

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to several days, depending on how many gaps there are. For a job in Crooked Billet, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Getting ready for the visit

  • On commercial sites, let us know about site rules
  • Let us know about stairs, lifts or work at height
  • Let us know about earlier repairs to the joints

Advice

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Crooked Billet questions

Is parking a problem for a job in Crooked Billet?

Parking in Crooked Billet, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

I let a flat near Raynes Park station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

What’s the difference between intumescent and fire-rated sealant?

Fire-rated is the broad term for sealants tested for fire stopping. Intumescent types expand when heated, and they’re one option among several. We use whichever the specification and tested details call for.

How long does the job take?

That depends on how much there is to do, but most jobs take from a few hours to a few days, depending on the number of gaps and the access. We’ll give you a better idea when we quote.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. We will ask anything else we need to know.

Do you cover Crooked Billet?

Yes. We are based in Crawley and work across South East England, London and Scotland.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Will we have a record of what was sealed?

Yes. Every gap we seal is listed with the product used so it’s there for the next inspection.

What we’re called out for in Crooked Billet

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole they leave does not always get resealed.

The problems people normally mention when they call are:

  • Door frames with gaps between frame and wall
  • Gaps flagged on a fire risk assessment
  • Unsealed gaps where pipes and cables go through a wall
  • Standard silicone or caulk in a fire-stopping gap

If you look after a church, hall or community building such as Christ Church, gaps around pipes and cables are worth checking after any building work there.

What affects the quote in Crooked Billet

We don’t publish a price list, because jobs vary so much. What we look at:

  • Whether the work is at height
  • The product the joint needs
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved

The cost depends on how much there is to do, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.
