How we handle fire rated sealant in Motspur Park

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. Anything unsuitable comes out first and reseal with a fire-rated product tested for that kind of gap. If you are dealing with gaps left after a refit or conversion and old fire sealant that has split or come away, we can put it right.

London’s offices, shops, hotels, student accommodation and blocks of flats all have joints to look after, whether that is washroom resealing or fire-rated sealant around service openings. Out-of-hours working can be arranged where a building in Motspur Park can’t close.

There’s a 12-month guarantee on every job.

Workplaces and buildings in Motspur Park

Many London buildings have tight access and loading restrictions, and out-of-hours working is possible to arrange. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For buildings such as Christ Church New Malden, service openings in its walls need the right fire-rated sealant, as in any building. As a London address, Motspur Park can be tricky for parking: let us know about parking bays, permits or a driveway.

Common questions in Motspur Park

Is parking an issue for fire rated sealant in Motspur Park?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

I let a flat near New Malden station. Can you help?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Is standard sealant good enough for a fire gap?

No. A gap that needs fire stopping needs a tested fire-rated product, installed to its details.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Is the work guaranteed?

Yes. Every job comes with our one-year guarantee.

Do you do fire sealant around door frames?

Yes, where the gap suits a sealant detail. We seal the frame-to-wall gap, not the door itself and we’ll tell you if we spot problems with the door.

Leave it or put it right?

An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, ring 0345 464 0079 or email us and we will give you an honest view and a quote.

The process

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work starts. The work generally takes a few hours for a handful of gaps, and longer for a whole building. In Motspur Park, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Before we arrive

  • Move anything stored near the joints
  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions

Advice

What affects the quote in Motspur Park

We do not publish a price list. What we look at:

  • The size of the job
  • The old material and how stubborn it is
  • Any working-time requirements on site
  • Which sealant suits the joint

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

When you contact us, it’s useful to know:

  • Whether it has been sealed before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Whether it’s a home or a business

It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, call 0345 464 0079 or send us an email.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Large holes that need a different fire-stopping system
  • Construction that does not provide fire resistance on its own
  • Sign-off of the building, which sits with building control or your assessor

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Surfaces we seal

  • Linear gaps
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Service penetrations
  • Flats & HMOs
  • Door frames

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

How to look after the new joints

So the new joints stay in good condition:

  • Keep the record of products and locations with your fire safety documents
  • Photograph sealed gaps before they’re covered up
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Ask every contractor to reseal any fire stopping they disturb

Let contractors know where fire stopping has been done, and ask them to reseal anything they cut through. Later work is a common cause of damaged fire stopping.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

When to call us in Motspur Park

Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.

Any of these means the joints need attention:

  • Holes left by a change of layout
  • Fire stopping disturbed by later work
  • Ordinary sealant used where a fire-rated product was needed
  • Old fire sealant that has split or come away

For site and facilities teams at buildings such as St Matthew's CofE Primary School, gaps opened by contractors for new cabling are a common finding in schools and offices.
