Common questions in Bessels Green
Will you come out to Bessels Green?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is Bessels Green in your area for remedial sealant?
Yes, Bessels Green is within the area we cover. We work across London and the South East. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we will give you a clear quote.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. There’s usually a reason: sealant over sealant, movement or another leak, so we find that first.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before resealing.
How long before the joint can be used?
Cure times vary by product. We tell you how long to leave it before we go.
Can you strip sealant from an acrylic tray safely?
Yes, with care. We cut and lift the old sealant with tools suited to the surface, then clean off the residue. We point out any damage that is already there.
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
How we handle remedial sealant in Bessels Green
If a joint has been resealed and is leaking again, it’s worth a proper look. Send pictures when you ring 0345 464 0079 or drop us an email, along with when it was last resealed. If you have a second bead peeling off the first and sealant that came away because the surface wasn’t prepared, we can put it right.
Around Bessels Green, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

When it isn’t the sealant
We’d rather tell you now than do work that won’t last, so these are the limits:
- Older mastics that may need an asbestos check before removal
- Failed tanking or loose tiles behind the sealant
- Movement from fittings that aren’t supported
If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.
Where we work in Bessels Green
- Shrunken worktop sealant
- Expansion joints
- Failed movement joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Leaking tray & enclosure joints
Different surfaces, different methods
Over-sealed & botched joints
Thick, smeared sealant looks messy and hides problems. Taking it back shows what’s underneath, and then we reseal it neatly.
Windows & doors
A frame that keeps leaking may not be the mastic. If the frame joint is not the cause, we’ll say so.
Why it’s worth doing now in Bessels Green
A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. If they’re not, we’ll tell you. Where a wall is exposed, as many are in small places like Bessels Green, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Bessels Green homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
If you look after a building such as Riverhead Infants' School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Chapel of the Good Shepherd, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Sevenoaks station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Bessels Green is about 1 mile west of Sevenoaks, in Kent. Wherever you are in the TN13 postcode area, we cover remedial sealant for homes and businesses. Bessels Green is one of 922 places in Kent we cover for remedial sealant. You can also see our page for London, roughly 19 miles from Bessels Green.
Work in TN13 and TN14 is quoted and booked the same way as anywhere else. That includes homes and businesses on High Street, Witches Lane and Cranmer Road. We also cover Chipstead (1 mile north-west), Riverhead (1 mile north-east), Kippington (1 mile south-east), Dunton Green (1 mile north-east) and Sevenoaks (1 mile east). We also work in nearby towns such as Dartford (12 miles north), Royal Tunbridge Wells (11 miles south-east), Gravesend (14 miles north-east), Tonbridge (8 miles south-east), Northfleet (13 miles north-east) and Swanley (8 miles north).
Around Bessels Green

Nearby you will also find Kemsing Castle Bank (3.6 miles north-east) and Sevenoaks Hospital (1.7 miles east). Not far away are Betsom's Hill and Dryhill Nature Reserve.
How we quote for remedial sealant
The price is agreed before any work begins. It takes into account:
- How many rooms, windows or areas are involved
- Whether there’s mould to deal with
- The product the joint needs
- When we can work, for business premises
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.
Asking for a quote
You do not need to know the technical terms. Just tell us:
- Where the property is
- What’s wrong with the joints now
- How we’d reach the joints
- The rough size of the job
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, call 0345 464 0079 or drop us an email.
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Don’t point over movement joints
- Keep the room well ventilated
- Keep bleach and abrasives off the bead
- Do not wait for a small gap to become a leak
If we have found a cause, such as a loose tray or a leaking waste, get it fixed, or the new joint may fail again.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. Resealing while the edges are sound is simpler.
What happens on the day
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a typical bath or shower, longer where several layers have been applied. In a small place like Bessels Green, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking the joint for movement, leaks and the reason it failed.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- Moving joints get backing and a flexible sealant to suit.
- The new joint is tooled neatly and we explain anything else we found.
Before we arrive
- Mention if the joints have been sealed before
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints

Advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
