Bathroom resealing for homes and businesses in South Street
Across South Street, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. We work on shower trays & enclosures, baths and sinks & splashbacks, and people most often call us about sealant that has split, shrunk or peeled away and new sealant laid over old sealant that is now lifting.
Around South Street, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
There’s a 12-month guarantee on every job.

Is South Street within the area you cover?

Yes, regularly. Several properties can go on one quote.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us.
Do you have insurance?
Yes. Full insurance covers our work.
Can mouldy silicone be sorted out?
Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.
Where are you based?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Bathroom resealing around South Street
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Meopham station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that is regrouting)
- Movement from a bath with loose feet or no proper support
If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.
What we seal

How the visit works
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a couple of hours for a single bath or shower. Somewhere as small as South Street, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any parking rules near the property
- On commercial sites, let us know about site rules

Related advice
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Don’t let bottles sit on the bead
- Never pick at the silicone with a blade
- Clean with a mild bathroom cleaner and a soft cloth
- Keep the fan on for a while after bathing
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Why act early in South Street
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Older cottages and farmhouses around South Street can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

What affects the quote in South Street
The price is agreed before any work begins. It’s based on:
- Which sealant suits the joint
- Access and height
- The number and length of the joints
- Whether there’s mould to deal with
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

Landlord and commercial work in South Street
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

When to call us in South Street
Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.
The most common problems we see are:
- Sealant that has split, shrunk or peeled away
- Gaps between the worktop and the wall
- Black spots spreading through the bead
- Water getting behind the bath panel
Schools such as Culverstone Green Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.
