About our window mastic in South Street

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through and quietens the whistle on windy days. Where the air is getting in through the window itself, we’ll say so. If you’re dealing with mastic that has split away from the wall and damp patches on the reveal after heavy rain, we can put it right, on timber windows & doors, uPVC windows and aluminium frames alike.

Homes in small places like South Street often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.

Our work is backed for twelve months, in South Street and everywhere else we cover.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

What the job involves on each surface

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How many windows can you do in a day?

It depends on access, the old mastic and the size of the frames. You will know the timing when we quote.

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes most of a day for a typical house, less for a few frames, including the tidy-up. In a small place like South Street, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we look at every frame and agree the list.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

Before we arrive

  • On commercial sites, let us know about site rules
  • Let us know if you’ve seen damp or leaks
  • Keep children and pets away from the work area

Honest limits

In fairness, some problems need a different trade:

  • Broken hinges, locks or handles
  • Damp coming through the wall itself rather than the frame joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.

What we seal

  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • uPVC windows
  • Window sills

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Air rooms to keep condensation down around windows
  • Avoid harsh chemicals near the mastic
  • Clear any debris from frame drain holes
  • Keep timber frames painted

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

South Street homes and the weather

With historic houses such as Cobham College (about 3.3 miles north-east) nearby, there’s older building stock in the area around South Street as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Letting a property close to Meopham station? Then renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Culverstone Green Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Cobham College, about 3.3 miles north-east, is one of the historic houses in the wider area around South Street, and older homes nearby need a sealant that suits their walls.

Why it’s worth doing now in South Street

The work is quick compared with the damage it prevents: it takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. In a small place like South Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.
