Remedial sealant in Hazelwood, done properly

If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. Finding that cause comes before any new sealant. If you’re dealing with over-sealed joints coming away and movement joints that have split or pulled away, we can put it right, on botched or over-sealed joints, leaking tray & enclosure joints and expansion joints alike.

Being in a small place like Hazelwood makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

Our work is backed for twelve months, in Hazelwood and everywhere else we cover.

FAQs for Hazelwood

I let a flat near Chelsfield station. Can you help?

Yes. We work for landlords and agents as well as householders. You can call 0345 464 0079 or email us with the details for a clear quote.

Will you come out to Hazelwood?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Where are you based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Can you reseal a split movement joint?

Yes. Backing sets the depth and stops the sealant sticking to the back, which lets it stretch.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

When it isn’t the sealant

Before you book, it’s worth knowing the limits:

  • A tray or worktop that needs refixing first
  • Older mastics that may need an asbestos check before removal
  • A tray or bath that’s cracked

Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Expansion joints
  • Botched or over-sealed joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Shrunken worktop sealant

Bathrooms and kitchens in Hazelwood

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Schools such as Downe Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. In the older streets around St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we do, step by step

The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for a typical bath or shower, longer where several layers have been applied, and we tell you how long to leave it before we go. Somewhere like Hazelwood needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Use a soft cloth, not a scourer, on silicone
  • Act on a lifting corner right away
  • Air the bathroom so the sealant can dry
  • Check ceilings under showers for marks

Watch the joint over the first few weeks, especially if movement was the problem. Should anything change, call 0345 464 0079 or send us an email.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When to call us in Hazelwood

A lot of failed joints have been sealed over rather than replaced. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.

The most common problems we see are:

  • Gaps opening along the back of the worktop
  • Thick, messy sealant smeared over tiles
  • Sealant applied over old sealant that has lifted
  • Dark patches showing through the sealant

If you let a flat or house near Chelsfield station, a joint that keeps failing is best fixed properly while the property is empty.

Our hiring checklist

Why deal with it now?

Leaks that are left keep doing damage out of sight: soaked floorboards, ceiling stains below and blown plaster. By comparison, sorting the joint is quick. Around Hazelwood, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Surface by surface

Worktops & kitchens

Old kitchen sealant pulls back from the wall over time. We strip it, degrease the joint and reseal colour-matched to the worktop.

Mouldy bath & shower sealant

Where mould keeps coming back, ventilation is normally part of the cause. We will reseal and tell you if extraction looks to be the issue.
