Remedial sealant in Westbere, done properly

The wrong product in the wrong joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. We work on shrunken worktop sealant, failed movement joints and botched or over-sealed joints, and common reasons people get in touch are sealant that came away because the surface wasn’t prepared and mould trapped under a layer of silicone.

Somewhere as small as Westbere, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Get the cause of a repeat leak found before resealing
  • Keep movement joints clear of mortar and paint
  • Keep the room well ventilated
  • Check ceilings under showers for marks

Don’t let anyone seal over it later. New silicone does not bond to old.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Sorting it early limits the damage.

Why deal with it now?

Leaks that are left keep doing damage out of sight: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. Where a wall is exposed, as many are in small places like Westbere, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

Honest limits

A few problems are outside what sealant work can do:

  • Plumbing leaks behind walls or under trays
  • A bath, tray or worktop that moves until it’s properly fixed
  • Failed tanking or loose tiles behind the sealant

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Failed movement joints
  • Leaking tray & enclosure joints

What we do, step by step

Before we leave, we go over the finished joints with you. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the amount of work. Somewhere like Westbere needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. We strip the joint completely, removing any layers below.
  3. We clean the joint, treat any mould and let it dry.
  4. Moving joints get backing and a flexible sealant to suit.
  5. Finally we finish the joint and talk you through what we found.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks

Westbere homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Church of All Saints include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Spires Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Westbere questions

Is Westbere within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you work for landlords with property near Sturry station?

Yes, we work for landlords and agents. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Can failed expansion joints be resealed?

Yes. If a joint has been filled with mortar or rigid filler, we rake it out where possible, then the joint is sealed properly.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Can you remove old sealant without damaging the bath?

Yes. We take our time over removal, particularly on softer surfaces like acrylic.

Can you take off two layers of silicone?

Yes. Both layers come out; over-sealing fails because silicone won’t bond to silicone.

Someone resealed my shower and it’s leaking again. Can you help?

Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

Do you need remedial sealant in Westbere?

A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the top layer lifts and water and mould collect between the two.

Any of these means the joints need attention:

  • Kitchen joints letting water behind the worktop
  • Mould trapped under a layer of silicone
  • Wide, uneven beads that look worse than the old ones
  • Sealant that came away because the surface wasn’t prepared

If you let a flat or house near Sturry station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
