About bathroom resealing in CT2

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. Common call-outs are for water getting behind the kitchen upstand and leaks into the floor or ceiling below, on sinks & splashbacks, wet rooms and basins & vanity units.

On the day, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before work begins. Most jobs take half a day or less for one room, longer when the kitchen is included.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Landmarks near Sturry

Around Sturry, our work takes us to homes and buildings near The Swan Inn, Spires Academy and Chequer's Wood and Old Park and the streets around them. Other local landmarks include Sturry Church of England Primary School (less than half a mile north-east), St Nicholas' Church (0.5 miles south) and Frank Montgomery School (1.2 miles east). Sturry has its own railway station: Sturry station. A little further out are Canterbury Roman Museum (2.6 miles south-west) and St Martins Hospital (2.1 miles south). Not far away are West Blean and Thornden Woods.

Bathrooms and kitchens across CT2

CT2 has homes of every age, old and new, with plenty of rented property in places like Canterbury, Wincheap and Sturry. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across CT2 is planned around the weather. CT2 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Walls facing the sea are generally the first to need attention.

Sturry: For an older house near a landmark such as St Nicholas' Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Sturry station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Wipe up water along the back of the worktop
  • Let new sealant cure fully before it gets wet
  • Dry the bead with a towel now and then
  • Keep the fan on for a while after bathing

Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

What sealant work cannot fix

To be straight with you, there are a few things sealant will not fix:

  • Tiles that have come away from the wall
  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

How the job changes by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Baths

The long joint down the side of a bath is where most leaks start, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

What affects the quote in CT2

We do not publish a price list, because no two jobs are the same. What we look at:

  • How many areas need sealing
  • The product the joint needs
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • The rough size of the job
  • Where the property is
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job.

Signs you need bathroom resealing

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.

If you can see any of these, it’s time to have the joints looked at:

  • A messy, uneven bead from a previous reseal
  • Damp behind the bath or under the tray
  • Gaps between the worktop and the wall
  • A reseal done over the top of the old bead

FAQs for CT2

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

How long before the new sealant can get wet?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
