Bathroom resealing in Broad Oak, done properly

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We’re often asked to deal with a joint torn by a bath that flexes and gaps between the worktop and the wall, on basins & vanity units, shower trays & enclosures and kitchen worktops & upstands.

Homes around Broad Oak are mostly houses and cottages rather than flats. The work is the same as anywhere: everything old comes out before the new sealant or grout goes in.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before we start. The work usually takes a morning or an afternoon for most single baths and showers. Somewhere as small as Broad Oak, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules
  • Let us know about parking restrictions

Advice

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Never pick at the silicone with a blade
  • Stick to a soft cloth and a mild cleaner
  • Wait for the cure time we give you
  • Keep the fan on for a while after bathing

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

How the job changes by surface

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line does not stand out.

Basins & vanity units

On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Honest limits

In fairness, some problems need a different trade:

  • A tray that rocks until it’s re-bedded
  • A tray or bath that’s cracked through
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

What bathroom resealing looks like in Broad Oak

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you look after a building such as Sturry Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Sturry station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. In the older streets around St Nicholas' Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What affects the cost of bathroom resealing

Jobs vary more than people expect. What affects the quote:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Whether there’s mould to deal with
  • Which sealant suits the joint

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear price before work begins.

Asking for a quote

What to tell us when you ask for a quote:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • If someone has resealed it before
  • Where the job is, and your postcode

For landlords and businesses

Letting agents and landlords in Broad Oak can book us as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
