Ramsgate: your questions answered
Can you do bathroom resealing in Ramsgate?
Yes. We work across London and the South East, and Ramsgate is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.
Do you work in hotels near Ramsgate?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
Can I do it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Do you hold any approvals?
Yes. We are an ARBOMaster approved applicator.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.
Do you have insurance?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Bathroom resealing in Ramsgate
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on basins & vanity units, kitchen worktops & upstands and baths, and common reasons people get in touch are a bead that has pulled away from the tiles and splits where the tray meets the wall.
Ramsgate mixes older houses with estates built more recently, so bathrooms range from long-standing suites to recent refits. Whatever their age, sealant and grout tend to go before anything else.
The work is covered for a year after we finish. If anything isn’t right with it, call 0345 464 0079 or send us an email.

For landlords and businesses
If you manage several properties in or around Ramsgate, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Quotes for bathroom resealing in Ramsgate
You’ll get a clear quote before we start. It’s based on:
- Any mould that needs treating
- The type of sealant required
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email.
Asking for a quote
There’s no need for technical detail. Just tell us:
- A few pictures by email, if you can
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved.
Aftercare tips
To keep the joints looking good and working properly:
- Give the silicone its full cure time
- Look for lifting corners and small gaps now and then
- Keep scourers and sharp tools away from the bead
- Keep bottles off the sealant line
Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
The process
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a morning or an afternoon for most single baths and showers. A visit in Ramsgate needs access to the work and a place to park close by. For outside work, let us know about side access, gates and any upper-floor joints.
- We cover the area around the joints we’re working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Getting ready for the visit
- Move anything stored near the joints
- Keep children and pets away from the work area
- Let us know if you’ve seen damp or leaks

Advice

Why deal with it now?
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it usually comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Black mould and gaps in sealant don’t fix themselves, and in a busy home in Ramsgate they get worse with every use. Now is the easy time to put it right.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

For site and facilities teams at buildings such as Priory Infant School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Ramsgate station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How the job changes by surface
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The bead is finished smooth so it wipes clean.
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
