Sealant work in CT10

About bathroom resealing in CT10

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We are often asked to deal with smears of silicone across the tiles and sealant that has split, shrunk or peeled away, on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands.

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes two to three hours for a typical bath, depending on how much old sealant there is, and the area is left clean.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, usually around 24 hours.

Near you in Broadstairs

In Broadstairs, that means homes and buildings near Parish Church of St Peter the Apostle, The Little Albion Inn and St Joseph's Catholic Primary School and the streets around them. Nearby too are The Charles Dickens School (under half a mile west) and The Charles Dickens School (under half a mile west). Broadstairs has its own railway station: Broadstairs station. A little further out are Queen Elizabeth the Queen Mother Hospital (2 miles north-west) and Westwood Cross (1.5 miles west). Green spaces nearby include Sandwich and Pegwell Bay.

Where we work in CT10

From Margate, Ramsgate and Broadstairs to its smaller places, homes across CT10 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in CT10, surfaces are cleaned back properly before new sealant goes in. CT10 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

Broadstairs: Rented homes near Broadstairs station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as St Joseph's Catholic Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Signs you need bathroom resealing

Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Most people get in touch when they notice one of these:

  • Smears of silicone across the tiles
  • A reseal done over the top of the old bead
  • Black spots spreading through the bead
  • Gaps between the worktop and the wall

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Quotes for bathroom resealing in CT10

Your quote is based on your job. We look at:

  • Any working-time requirements on site
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • Access and height

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • Photos by email, if that’s easy
  • What’s wrong with the joints now

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, ring 0345 464 0079 or drop us an email.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Failed grout lines across the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

How the job changes by surface

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Your questions about bathroom resealing in CT10

Can landlords and businesses book you?

Yes. Domestic, commercial and hotel work are all part of what we do.

Can tenants book the work?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can I choose the colour of the sealant?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Can I add another job to the visit?
