Mastic and sealant across CT8

Bathroom resealing across CT8: what to expect

Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We are often asked to deal with a reseal done over the top of the old bead and a bead that has pulled away from the tiles, across basins & vanity units, baths and shower trays & enclosures.

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. The work normally takes a morning or an afternoon for most single baths and showers.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Bathrooms and kitchens across CT8

Our bathroom resealing work across CT8 covers homes, rentals and businesses, from Margate, Westgate-on-Sea and Garlinge to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials, wherever it is in CT8. Along the coast in CT8, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Westgate-on-Sea: Rented homes near Westgate-On-Sea station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you look after a building such as St Saviour's Church of England Junior School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove.

What your quote should include

  • Whether VAT is included
  • How the joint is cleaned and prepared
  • What guarantee comes with the work
  • Who turns up on the day

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Why it fails

Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Any of these means the joints need attention:

  • New sealant laid over old sealant that is now lifting
  • Shrunken sealant along the back of a worktop
  • Mouldy sealant that has gone black
  • Failed sealant on the screen profile

How we quote for bathroom resealing

Every job gets its own quote. These are the things that affect it:

  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • The amount of work

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Where the property is
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs

Getting a quote is simple: tell us what needs doing and where and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
