Bathroom & kitchen resealing in Dover, Kent
Our applicators work in Dover on bath, shower, basin, wet room, worktop and sink resealing. Old sealant removed completely, joints prepared properly.
- Lumpy, uneven sealant from a DIY attempt
- Water getting behind the kitchen upstand
- Leaking joints on a shower screen
Bathroom resealing in Dover
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. If you have a joint torn by a bath that flexes and sealant that has split, shrunk or peeled away, we can put it right, on wet rooms, baths and shower trays & enclosures alike.
Dover mixes older houses with estates built more recently, so bathrooms range from long-standing suites to recent refits. Whatever their age, sealant and grout tend to go before anything else.
All of our work is guaranteed for twelve months, in Dover and everywhere else we cover.
How we quote for bathroom resealing
The price is agreed before any work begins. It takes into account:
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- Which sealant suits the joint
- How many rooms, windows or areas are involved
Combining jobs into one visit generally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
What to tell us for a quote
What to tell us when you ask for a quote:
- What the problem is, such as mould, gaps, leaks or cracking
- The address or postcode of the job
- A few photos by email, if you can
- Whether it’s a home or a business
Need a quote? Please phone 0345 464 0079 or drop us an email and tell us about the job. We’ll explain what we’d do and send you a clear quote before work begins.
What the job involves on each surface
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Do you need bathroom resealing in Dover?
A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that is not fully bedded can rock. That movement works at the bead until it splits or peels away.
Signs it’s time to call us include:
- Damp behind the bath or under the tray
- Splits where the tray meets the wall
- Black mould in the silicone that won’t clean off
- Sealant that has split, shrunk or peeled away
Schools such as Shatterlocks Infant School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What to look for in a quote
- Are they insured?
- The length of the guarantee
- What the quote includes, VAT included or not
- Whether they seal over old material or remove it
What bathroom resealing looks like in Dover
Dover is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as Parish Church of St Andrew Buckland, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Dover Priory station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Dover: your questions answered
Do you work for landlords with property near Dover Priory station?
Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.
Do you take on hotel work around Dover?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Ask us for a quote and we’ll talk you through it.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.
Does the resealing come with a guarantee?
Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.
What should I tell you?
A short description and the location, with pictures by email if possible. If we need more, we will ask.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.
Do you cover Dover?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Dover included.
How it works
When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before we start. Most jobs take half a day or less for one room, longer when the kitchen is included. Parking in a town like Dover is generally straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We tidy up and give you the cure time, generally around 24 hours.
Before we arrive
- Keep children and pets away from the work area
- Let us know about earlier repairs to the joints
- Let us know about parking restrictions

Related advice
Landlord and commercial work in Dover
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Why deal with it now?
Dealing with sealant early is a short job: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Around Dover, failed sealant lets water into hidden places, like the floor under a bath, the back of a panel or the inside of a wall. Left alone, that means rot, damp and a bigger repair.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.
