About bathroom resealing in CT16

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include sealant that has split, shrunk or peeled away and new sealant laid over old sealant that is now lifting, across wet rooms, baths and sinks & splashbacks.

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a morning or an afternoon for most single baths and showers.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathrooms and kitchens across CT16

Homes across CT16 range from older properties to new builds, with plenty of rented property in places like Dover, Tower Hamlets and Whitfield. Sound sealant and clean grout keep water out and rooms looking cared for.

London and the South East are among the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in CT16 is planned around the forecast. Coastal guest houses and holiday lets in CT16 can see heavy use in busy months, so their sealant and grout wear faster than most.

Whitfield: If you live in an older home near Church of St Peter, older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Kearsney station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Why it fails

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Keep an eye out for these signs:

  • Lumpy, uneven sealant from a DIY attempt
  • A bead that has pulled away from the tiles
  • Black spots spreading through the bead
  • Two layers of silicone, both failing

What happens if it’s left?

Running new silicone over the old joint can look tidy for a few weeks, but it can’t stick to what’s underneath. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove.

Questions to ask before booking

  • How long the guarantee is
  • How hidden problems are handled
  • Are they insured?
  • Who turns up on the day

When it is not the sealant

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant will not put right:

  • Failed grout lines across the wall
  • A tray that rocks until it’s re-bedded
  • Cracks in the tray itself rather than the joint

How to look after the new joints

Aftercare is simple:

  • Do not let bottles sit on the bead
  • Wipe up water along the back of the worktop
  • Dry the bead with a towel now and then
  • Stick to a soft cloth and a mild cleaner

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

CT16 questions

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Do you work for letting agents?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.

Do you have insurance?

Yes, we are fully insured for domestic and commercial work.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

Do you work in CT16?

We do. CT16 is part of the area we cover, and the service is the same as everywhere else.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or send us an email.
