Sand mastic for sash & case windows in Whitfield, Kent
Our applicators work in Whitfield on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.
- Failed mastic on an exposed elevation
- Mastic that needs renewing before redecorating
- Draughty sash windows at the surround
Sand mastic in Whitfield
Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. Renewing it closes the gap so the surround looks right again. If you have patchy fillers round a sash window and crumbling sand mastic round a window, we can help, on stone surrounds, timber door frames and tenement windows alike.
In smaller places like Whitfield, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.
Each job carries a 12-month guarantee, large or small.

Looking after it afterwards
After the cure time, these simple habits help:
- Don’t run silicone over sand mastic
- Check the mastic when you check the paintwork
- Leave the new mastic unpainted
- Find out about consent before window work on a listed home
When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
How we quote for sand mastic
For a quick quote, just ask. What matters most is:
- Mould in or behind the old joints
- Working hours on commercial sites
- The number of rooms or windows
- How easy the joints are to reach
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email and we will talk you through it.
Asking for a quote
Photos by email are helpful but not essential. Please mention:
- How we’d reach the joints
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
There’s no standard price list. Instead, we send you a clear quote for your job. To arrange one, phone 0345 464 0079 or send us an email.
Different surfaces, different methods
Tenement and terrace windows
Where a building is shared, window work may involve neighbours so it’s worth checking responsibilities.
Stone surrounds
Stone surrounds suit sand mastic well. It finishes to look like part of the surround.
What we do, step by step
Once we’re on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a single window, longer for several. A visit to Whitfield is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- First, we look at the surrounds with you and agree what needs doing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- The mastic is mixed, pressed into the joint by hand and shaped.
- We dress the surface so it sits neatly against the masonry.
Before we arrive
- Move anything stored near the joints
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks
How to get a quote
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.
Advice
Landlord and commercial work in Whitfield
We work for landlords and agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
What else we do in Whitfield
Whitfield homes and the weather
Whitfield is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you live in an older home near Church of St Peter, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you let a flat or house near Kearsney station, older sash windows in a rental need their mastic kept sound to keep the weather out. Schools such as Whitfield Aspen School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Whitfield questions
Do you work for landlords with property near Kearsney station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.
Does living near the coast affect sand mastic in Whitfield?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Can old silicone round a sash window be swapped for sand mastic?
Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.
Do you work in Whitfield?
Yes. We are based in Crawley and work across South East England, London and Scotland.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
Is there any odour?
There can be a smell while the sealant cures. Ventilation helps.
Which is right for my windows, sand mastic or modern sealant?
That depends on your windows. On many period windows, sand mastic looks right and suits the building and newer frames usually get a flexible sealant.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
What we can’t put right
A few problems are outside what sealant work can do:
- Decisions on consent for listed homes
- Cracked or broken glass
- Sashes that rattle, stick or will not open
If you are not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer.
