Bathroom resealing in Kearsney

It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on shower trays & enclosures, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are damp behind the bath or under the tray and a reseal done over the top of the old bead.

In and around Kearsney, older properties sit alongside newer ones. In older homes, walls and floors can move a little more, so the right flexible sealant matters.

Our work is backed for twelve months, in Kearsney and everywhere else we cover.

Bathroom resealing in Kearsney: local notes

Kearsney is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Kearsney station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Temple Ewell Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Church of St Peter and St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows. Homes in smaller places like Kearsney can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

How we quote for bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Whether there’s mould to deal with

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or email us.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you are ready, call 0345 464 0079 or drop us an email.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Common questions in Kearsney

Will you come out to Kearsney?

Yes. Kearsney is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you cover Kearsney for bathroom resealing?

Yes, Kearsney is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and let us know what needs doing.

Can you just seal over the old silicone?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Does the resealing come with a guarantee?

Yes. All our work comes with a 12-month guarantee, and we’re fully insured.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can landlords and businesses book you?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels in Kearsney.

What does bathroom resealing cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Parking around Kearsney is usually easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Let us know about stairs, lifts or work at height
  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on

Advice

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep scourers and sharp tools away from the bead
  • Squeegee the walls and tray after use
  • Dry worktop joints after washing up
  • Keep bottles off the sealant line

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
