About bathroom resealing in CT17
We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. Typical jobs include splits where the tray meets the wall and two layers of silicone, both failing, across baths, basins & vanity units and wet rooms.
All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. Most jobs take a couple of hours for a single bath or shower.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
What you’ll pay
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Well-known places in the area include Dover Castle (1.3 miles south-east) and Crabble Corn Mill (0.7 miles west). The countryside around Dover includes Dover Western Heights.
Where we work in CT17
Our bathroom resealing work across CT17 covers homes, rentals and businesses, in Dover, Tower Hamlets and Charlton-in-Dover and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in CT17. In the coastal parts of CT17, the sea-facing side of a building takes the most weather, and that’s where sealant normally gives up first. The right product and careful preparation help it last.
Dover: For an older house near a landmark such as Parish Church of St Andrew Buckland, older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Shatterlocks Infant School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Why it fails
Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Common reasons people contact us are:
- Damp behind the bath or under the tray
- A joint torn by a bath that flexes
- A bead that has pulled away from the tiles
- Leaking joints on a shower screen
Different surfaces, different methods
Wet rooms
In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
How to look after the new joints
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Give the silicone its full cure time
- Dry worktop joints after washing up
- Use gentle cleaners on the silicone
- Look for lifting corners and small gaps now and then
Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Landlord and commercial work in CT17
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
When something else is needed
We won’t take on work that won’t last, so these are the limits:
- Failed grout lines across the wall
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it is not properly supported
Common questions in CT17
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Do you have insurance?
Yes. We are fully insured, and we can confirm the details when we quote.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
