Dover: your questions answered
Can you help a landlord with a rental near Dover Priory station?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.
Do you work in hotels near Dover?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do you work in Dover?
Yes. We are based in Crawley and work across South East England, London and Scotland, Dover included.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
What does intumescent mean?
Intumescent means it swells when heated. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.
Do I need to be at home?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can you match the sealant colour?
Yes. White, clear and grey are common, and other colours are available for many products, and we agree the colour with you before work begins.
Is standard sealant good enough for a fire gap?
No. A gap that needs fire stopping needs a tested fire-rated product fitted to the maker’s details.
Fire rated sealant in Dover, done properly
Deciding which gaps need fire stopping isn’t our role; your assessor, designer or building control sets that out. What we do is apply the right product to that specification, properly and neatly. We work on linear gaps, pipe & cable gaps and door frames, and people most often call us about fire stopping disturbed by later work and unsealed gaps where pipes and cables go through a wall.
Washrooms in busy buildings wear their sealant out faster than a bathroom at home, while fire-rated sealant has to be made good whenever new pipes or cables go through. In Dover, timings are planned around the building.
Whatever the size of the job, it’s backed by our 12-month guarantee.
When to call us in Dover
Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.
Look out for these signs:
- Open holes round services passing through fire walls
- Holes left by a change of layout
- Gaps flagged on a fire risk assessment
- Open joints along the top of partitions

What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes from a few hours to a few days, depending on the number of gaps and the access. In Dover, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.
- Access to each area is agreed so the work can run in order.
- We take out any damaged or unsuitable sealant.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- We record what was done and flag anything that needs a different system.
How to prepare
- Tell us if parking is tricky
- Plan for the work area to be out of bounds to pets and children
- Mention any leaks or damp you’ve noticed

Advice
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Why act early in Dover
Doing it once, properly, beats doing it twice. If the details weren’t followed, the seal may need redoing when the building is next checked. Around Dover, failed sealant lets water into hidden places, such as under the floor, behind a panel or into a wall. Left alone, that means rot, damp and a bigger repair.
What you pay reflects the work, not guesswork. That’s why we ask about the job first.

Workplaces and buildings in Dover
If you run a hotel, guest house or holiday let in a coastal place like Dover, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. There are hotels and other places to stay in and around Dover. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.
Managing a site like Shatterlocks Infant School? Then gaps opened by contractors for new cabling are a common finding in schools and offices. Community buildings like Parish Church of St Andrew Buckland are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

When something else is needed
Before booking, it’s worth knowing the limits:
- Big openings where sealant alone isn’t the tested solution
- Deciding what fire stopping a building needs
- Sign-off of the building, which sits with building control or your assessor
If you’re not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before booking.
Joints and surfaces we work on

- Flats & HMOs
How to look after the new joints
To keep the joints looking good and working properly:
- Flag any open gap you spot round a pipe or cable
- Never patch a fire seal with standard sealant
- Don’t paint over fire sealant until it has cured
- File the fire-stopping record where your assessor can find it
Avoid covering a sealed gap with anything that isn’t part of the tested detail. Repairs should use a matching fire-rated product. We can tell you which product we used.
It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the list grows.
