Fire Rated Sealant across Kent

Fire rated sealant across Kent: what to expect

We don’t assess buildings or decide what fire stopping is needed; that comes from your fire risk assessor, designer or building control. Our part is applying the specified sealant carefully, to the right depth and with the right backing. We work on flats & HMOs, door frames and pipe & cable gaps, and people most often call us about open gaps behind door architraves and old fire sealant that has split or come away.

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the faces cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Getting a quote

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that’s easy.

What’s near Maidstone

We work in homes and buildings around Paper Makers Arms, Maidstone Grammar School and St Philip's Church and the streets around them. Also close by are River Len LNR (less than half a mile north-east), South Borough Primary School (less than half a mile south) and St Augustine Academy (1.2 miles west). Maidstone’s nearest station is Maidstone West station, roughly 0.6 miles north-west of the centre. Nearby you’ll also find Maidstone Carriage Museum (under half a mile north-west) and Oakwood Hospital (1.8 miles west). Open spaces near Maidstone include Burham Down and Boxley Hills.

Where we work in Kent

Hotels, landlords, schools and businesses across Kent all have sealant to keep in order. Washroom sealant is chosen for heavy use, and fire-rated sealant fitted to the product’s tested details.

London and the South East are among the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across Kent is planned around the weather. Parts of Kent are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Maidstone: If you look after a church, hall or community building such as St Philip's Church, service openings in its walls need the right fire-rated sealant, as in any building. For site and facilities teams at buildings such as South Borough Primary School, service openings in fire-resisting walls need checking after any refurbishment.

What happens if it’s left?

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work.

Work for landlords, hotels and businesses

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

For anyone letting property in or around Kent, several properties can be quoted together. Send us the addresses and the work at each.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Do not fill fire-stopping gaps with ordinary foam or silicone
  • Get damaged fire seals looked at promptly
  • Store the list of sealed gaps with your building paperwork
  • Keep photos of seals that will be hidden

Include fire stopping in your regular building checks. Watch for cracking, gaps or seals that have been disturbed and get them seen to.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.

What affects the cost of fire rated sealant

For a quick quote, just ask. What matters most is:

  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • When we can work, for business premises

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Helping us quote

When you contact us, these details help:

  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • Any access issues, like height or stairs

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will explain how we’d tackle it. Whenever you’re ready, call 0345 464 0079 or email us.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

Kent questions

Is it OK to seal over old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used.

Do you come to Kent?

Yes. We work in Kent, as part of our work across South East England, London and Scotland. To book, ring 0345 464 0079 or email us.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

What’s the difference between intumescent and fire-rated sealant?

Intumescent describes a material that swells in heat. Intumescent sealants are a type of fire-rated sealant and which one is used depends on the job.

How long does the job take?

As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer.
