Fire rated sealant near Chitty

Leave it or put it right?

Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own that doesn’t depend on other work. Where a wall is exposed, as many are in small places like Chitty, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What you get with us

  • Old sealant always removed completely

How we handle fire rated sealant in Chitty

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. We work on linear gaps, pipe & cable gaps and door frames, and people most often call us about door frames with gaps between frame and wall and fire stopping disturbed by later work.

For a small place like Chitty, the journey and timings are agreed in advance, so it can be fitted around guests, customers or events where possible.

You are covered for a year from the day we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. We seal them to the tested detail, with backing where it’s needed.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Loose material is removed so the sealant has a firm edge.

How it works

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes from a few hours to a few days, depending on the number of gaps and the access for a typical job. For a village or hamlet like Chitty, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your files.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Let us know about earlier repairs to the joints
  • Try not to wet indoor joints just before the visit

Commercial buildings in Chitty

For seaside hotels, guest houses and holiday lets around Chitty, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.

For buildings such as Church of St Mary the Virgin, older buildings that have had new heating or wiring often have service gaps worth checking. If you let a flat or house near Herne Bay station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Chitty is about 4 miles south-east of Herne Bay, in Kent. Chitty gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. 922 places in Kent are on our list, large and small. What we are called out for in Chitty

Movement in the structure can open gaps too: cracked or debonded sealant leaves an open route through the wall. Knocks, maintenance and building work damage it further.

Keep an eye out for these signs:

  • Door frames with gaps between frame and wall
  • Open holes round services passing through fire walls
  • New service routes left unsealed after building work
  • Sealant items on a fire risk assessment action list

Schools such as Chislet Church of England Primary School are buildings too, and service openings in fire-resisting walls need checking after any refurbishment.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Certifying a building or signing off its fire safety
  • Large holes that need a different fire-stopping system
  • Fire risk assessments, which need a qualified assessor

If you’re not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before you book.

What affects the cost of fire rated sealant

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • The old material and how stubborn it is
  • The type of sealant required

What you pay reflects the work, not guesswork. That is why we ask about the job first.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • What’s wrong with the joints now

Want a quote for fire rated sealant? Please phone 0345 464 0079 or drop us an email with a few details. We’ll explain what we’d do and give you a clear quote before work begins.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Your questions about fire rated sealant in Chitty

Do you work for landlords with property near Herne Bay station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Will you come out to Chitty?

Yes. Chitty is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Do you take on fire stopping in schools and offices?

Yes. We regularly work in flats, HMOs, schools and offices while they’re in use, with access planned around residents or staff. Early starts or out-of-hours work can be arranged if that suits the building.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

Do you seal gaps around fire door frames?

Yes, where the gap suits a sealant detail. We seal the frame-to-wall gap, not the door itself, and we’ll mention anything we notice about the door.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Is standard sealant good enough for a fire gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use, installed to its details.
