Outside joints around Chitty

Chitty is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to Church of St Mary the Virgin include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep. For landlords with property near Herne Bay station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Managing a site like Chislet Church of England Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Chitty is about 4 miles south-east of Herne Bay, in Kent. Jobs in Chitty get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. We cover 922 towns and villages across Kent, from the larger towns to small villages. We also work in Chelmsford, about 41 miles from Chitty.

About our external mastic in Chitty

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We are often asked to deal with gaps where render, brick and frames meet and sealant that has lost its bond to the brick or render, on render & cladding joints, joints between brick and frames and brickwork movement joints.

Somewhere as small as Chitty, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Joints on those walls need a sealant that moves with the building and stays in place.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Your questions about external mastic in Chitty

I let a flat near Herne Bay station. Can you help?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Do you cover smaller places like Chitty?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you insured?

Yes, we are fully insured for domestic and commercial work.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that normally means someone at home.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can you seal joints between render and window frames?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.

What affects the quote in Chitty

You’ll get a clear quote before any work starts. It’s based on:

  • The number of rooms or windows
  • Mould in or behind the old joints
  • When we can work, for business premises
  • How easy the joints are to reach

Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, phone 0345 464 0079 or email us for an honest opinion and a quote.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Where the property is
  • Whether it’s a home or a business
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

How the job changes by surface

Cladding and façade panels

Panels heat up and cool down quickly, so the joints work hard every day. The sealant is chosen with that in mind.

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. A flexible sealant bridges the two so neither cracks the other.

For landlords and businesses

If you manage several properties in or around Chitty, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.

We also work for property managers and facilities teams in Chitty and across Kent. Several sites can be quoted together, and we are fully insured for the work.

Honest limits

Sealant isn’t the answer to every problem, and we’ll tell you before we start. It won’t solve:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Structural movement, which needs a surveyor or engineer

If in doubt, call 0345 464 0079 or send us an email and we will say what we think before you book.

What happens on the day

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. In a small place like Chitty, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Mention any tricky access

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Ask before painting over external sealant
  • Keep high-pressure jets off the joints
  • Do not let climbing plants root in the sealant
  • Keep water from gutters off the wall

Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.
