Bathroom resealing across CT3: what to expect

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We’re often asked to deal with lumpy, uneven sealant from a DIY attempt and damp behind the bath or under the tray, on wet rooms, baths and basins & vanity units.

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Near you in Aylesham

In Aylesham, that means homes and buildings near St Peter and Aylesham Primary School. Aylesham has its own railway station: Aylesham station. Well-known places in the area include St Martins Hospital (5.2 miles north-west).

Where we work in CT3

CT3 has homes of every age, old and new, with plenty of rented property in places like Canterbury, Aylesham and Ash. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Each needs the right sealant for its age and materials. Along the coast in CT3, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Aylesham: In the older streets around St Peter, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Aylesham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in CT3 and across Kent. We can quote a run of properties together, and we’re fully insured for the work.

If you manage several properties in or around CT3, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve
  • Movement from a bath with loose feet or no proper support

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Look for lifting corners and small gaps now and then
  • Open a window or run the fan so the room dries
  • Let new sealant cure fully before it gets wet
  • Wipe up water along the back of the worktop

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead will not last.

What your quote should include

  • Whether all the old sealant comes out first
  • Whether you can choose the colour
  • What product goes in the joint
  • What the cure time is

Questions from CT3

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Does the resealing come with a guarantee?

Yes. Every job carries our 12-month guarantee, and we are fully insured.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
