When to call us in Hoaden

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

The most common problems we see are:

  • Leaking joints on a shower screen
  • Water getting behind the bath panel
  • A messy, uneven bead from a previous reseal
  • Splits where the tray meets the wall

In the older streets around Elmstone Church, walls and floors in older homes can move, and sealant and grout show it first.

Bathroom resealing in Hoaden, done properly

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Hoaden. We’re fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We work on baths, wet rooms and shower trays & enclosures, and the jobs we see most are a joint torn by a bath that flexes and damp behind the bath or under the tray.

Somewhere as small as Hoaden, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.

When it isn’t the sealant

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It will not solve:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray or bath that is cracked through
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

Hoaden homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Schools such as Ash Cartwright and Kelsey Church of England Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near Minster station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Hoaden is about 7 miles east of Canterbury, in Kent. We provide bathroom resealing to homes and businesses in Hoaden and nearby. Across Kent, we cover 922 places, Hoaden among them. There’s also a page for Chelmsford, about 45 miles away.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. Somewhere like Hoaden needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

Advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Hoaden: your questions answered

Do you cover smaller places like Hoaden?

Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Minster station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

How do I get a quote for bathroom resealing in Hoaden?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Can you reseal around my kitchen sink and worktop?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

How long before the new sealant can get wet?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

For landlords and businesses

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

What affects the quote in Hoaden

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Which sealant suits the joint
  • Any working-time requirements on site
  • Any mould that needs treating
  • Access and height

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.

What to tell us for a quote

When you contact us, these details help:

  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • Roughly how big the job is
  • What’s wrong with the joints now

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
