How the job changes by surface

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

Bathroom resealing in Folkestone

Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you’re dealing with water getting behind the kitchen upstand and black mould in the silicone that won’t clean off, we can help.

Homes around Folkestone have been extended and refitted over the decades. A common problem is new sealant laid over old, which never bonds properly, which is why all the old material has to come out first.

What we do, step by step

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. Parking in a town like Folkestone is usually straightforward, but tell us if there’s a driveway or any restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work

Common problems we fix in Folkestone

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Look out for these signs:

  • Mouldy sealant that has gone black
  • New sealant laid over old sealant that is now lifting
  • A joint torn by a bath that flexes
  • Gaps between the worktop and the wall

Homes close to United Reformed Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Which sealant they’ll use, and why
  • Who does the work, and how experienced they are
  • Are they insured?
  • Is the old sealant removed completely?

Our hiring checklist

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Give the silicone its full cure time
  • Keep bottles off the sealant line
  • Run the extractor fan during and after every shower
  • Stick to a soft cloth and a mild cleaner

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just phone 0345 464 0079 or email us.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. A reseal in time can save the worktop.

Folkestone: your questions answered

Can you help a landlord with a rental near Folkestone Central station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Do you work in hotels near Folkestone?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

My sealant has gone black. Can you sort it?

Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is usually more efficient.

Do you come to Folkestone?

Yes. We work in Folkestone and the rest of Kent. To book, ring 0345 464 0079 or drop us an email.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job, and we are fully insured.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What affects the cost of bathroom resealing

Every job gets its own quote. This is what makes a difference:

  • Any mould that needs treating
  • The product the joint needs
  • Whether the work is at height
  • When we can work, for business premises

Combining jobs into one visit usually makes better use of the time than several visits. We’ll give you a clear quote for the lot.

What we need to know

When you contact us, it’s useful to know:

  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • The problem you’ve noticed
  • Where the property is

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.

Honest limits

We won’t take on work that will not last, so these are the limits:

  • Cracked or missing grout between tiles (that is regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)
  • Tiles that have come away from the wall

If you’re not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.
