Different surfaces, different methods

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Basins & vanity units

On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.

Bathroom resealing in Arpinge

Across Arpinge, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. We work on kitchen worktops & upstands, wet rooms and baths, and people most often call us about a messy, uneven bead from a previous reseal and mouldy sealant that has gone black.

Being in a small place like Arpinge makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

You are covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or drop us an email.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Loose or hollow tiles, or failed tanking behind them
  • A tray that rocks until it’s re-bedded
  • Failed grout lines across the wall

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

Bathrooms and kitchens in Arpinge

Arpinge is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Folkestone West station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Harcourt Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Arpinge questions

I let a flat near Folkestone West station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Is Arpinge within the area you cover?

Yes, Arpinge is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Arpinge.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Is it OK to put new sealant on top of the old bead?

No. Fresh silicone can’t stick to the old bead, so it lifts and traps water and mould underneath. All the old sealant comes out first.

Common problems we fix in Arpinge

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally will not clean off.

Signs it’s time to call us include:

  • Sealant that has split, shrunk or peeled away
  • Mouldy sealant that has gone black
  • A joint torn by a bath that flexes
  • New sealant laid over old sealant that is now lifting

For an older house near a landmark such as St Oswald's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Questions to ask before you book

  • How the joint is cleaned and prepared
  • Who turns up on the day
  • Is VAT in the price?
  • The length of the guarantee

Our hiring checklist

Work for landlords, hotels and businesses

For anyone letting property in or around Arpinge, several properties can be quoted together. Send us the addresses and the work at each.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens if it’s left?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Where a wall is exposed, as many are in small places like Arpinge, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What we do, step by step

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and clear up. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Arpinge needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
