About our bathroom resealing in Densole

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just phone 0345 464 0079 or send us an email with a photo of the joints, and you will get a clear quote before any work starts. Common call-outs are for mouldy sealant that has gone black and splits where the tray meets the wall, across shower trays & enclosures, kitchen worktops & upstands and baths.

Homes around Densole are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Questions from Densole

Do you work for landlords with property near Folkestone West station?

Yes. We work for landlords and letting agents as well as homeowners. Just call 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Is Densole within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.

Does someone need to be in?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

How much does bathroom resealing cost in Densole?

It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or email us with a short description of the job.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.

What affects the quote in Densole

Call for a quick quote. What matters most is:

  • The number of rooms or windows
  • Which sealant suits the joint
  • Working hours on commercial sites
  • Whether old sealant or filler has to be cut out

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before any work starts.

What we need to know

To make quoting easier, let us know:

  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • Photos by email, if that’s easy
  • Any access issues, like height or stairs

For a quote, phone 0345 464 0079 or drop us an email with the location and a short description of the problem. We will give you a clear price before any work starts.

Work for landlords, hotels and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

What we do, step by step

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a couple of hours for a single bath or shower. In a small place like Densole, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Mention any parking rules near the property
  • Tell us about any water getting in
  • Clear the area around the work

How to get a quote

Asking for a quote is easy: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand.

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep scourers and sharp tools away from the bead
  • Keep bottles off the sealant line
  • Run the extractor fan during and after every shower
  • Let new sealant cure fully before it gets wet

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

What we’re called out for in Densole

The wrong product fails fast. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

People normally contact us after spotting one of these:

  • Smears of silicone across the tiles
  • Water escaping at the shower enclosure
  • A joint torn by a bath that flexes
  • Water getting behind the bath panel

If you look after a building such as Hawkinge Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How to choose a mastic man

Bathroom resealing around Densole

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near St Luke's, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Folkestone West station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Why act early in Densole

A quick bead over the top of the old one might look better for a while, but it will not bond. It lifts, traps water and grows mould behind it, so the next person has twice as much to remove. In a small place like Densole, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
