Bathroom resealing in CT13: how it works
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on wet rooms, sinks & splashbacks and shower trays & enclosures, and the jobs we see most are a reseal done over the top of the old bead and leaks into the floor or ceiling below.
You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the work takes a morning or an afternoon for most single baths and showers for a typical job.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.

Where we work in CT13
Across CT13, from Sandwich, Eastry and Buttsole outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in CT13, joints are cleaned back properly before anything new goes in. Coastal guest houses and holiday lets in CT13 can see heavy use in busy months, so their sealant and grout wear faster than most.
Sandwich: If you live in an older home near Sandwich United Reformed Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Sandwich Infant School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Squeegee the walls and tray after use
- Keep the fan on for a while after bathing
- Avoid abrasive pads on the sealant
- Don’t let bottles sit on the bead
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Leave it or put it right?
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
What your quote should include
- What happens if the job turns out different
- How the joint is cleaned and prepared
- How long to leave it before use
- Who does the work, and how experienced they are
When something else is needed
We’d rather tell you now than do work that won’t last, so these are the limits:
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that’s regrouting)
- Tiles that have come away from the wall
Surface by surface
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
Basins & vanity units
The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
FAQs for CT13
How much does bathroom resealing cost in CT13?
Every job is different, so each one gets its own quote. For a quick quote, ring 0345 464 0079 or send us an email and tell us what needs doing and where.
Do you do commercial work?
Yes. We can plan bigger jobs in stages to suit the site.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or as long as we advise for that product.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Are you insured?
Yes. Mr Mastic is fully insured.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
