Bathroom Resealing in Sandwich Bay Estate
Our applicators work in Sandwich Bay Estate on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly.

- Leaking joints on a shower screen
Bathroom resealing for homes and businesses in Sandwich Bay Estate
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have gaps between the worktop and the wall and smears of silicone across the tiles, we can help, on basins & vanity units, sinks & splashbacks and shower trays & enclosures alike.
Somewhere as small as Sandwich Bay Estate, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
How it works
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is, and we explain the cure time before we leave. In a small place like Sandwich Bay Estate, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Before we arrive
- Tell us about any water getting in
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit

What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
How much does bathroom resealing cost in Sandwich Bay Estate?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
What colours of sealant can you use?
Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
How long will the resealing take?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
Leave it or put it right?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. The lasting answer is to remove the bead and start again. Older cottages and farmhouses around Sandwich Bay Estate can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

What the job involves on each surface
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Avoid abrasive pads on the sealant
- Do not let bottles sit on the bead
- Don’t leave water standing on kitchen joints
- Wipe the sealant dry after showering
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
How we quote for bathroom resealing
Call for a quick quote. What matters most is:
- How much there is to do
- Any mould that needs treating
- Whether the work is at height
- Which sealant suits the joint
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
What we need to know
You do not need to know the technical terms. Just tell us:
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Any previous sealing or DIY work
We don’t publish a price list. Instead, we send you a clear quote for your job. To arrange one, ring 0345 464 0079 or send us an email.
