Bathroom resealing in CT4: how it works
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on shower trays & enclosures, baths and sinks & splashbacks, and common reasons people get in touch are two layers of silicone, both failing and gaps where the bath or tray has moved.
Before we leave, we go over the finished joints with you. The work normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, depending on how much there is to do.
- We protect the area and cut out all of the old sealant.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
How we quote
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.
Why choose Mr Mastic
- A sealant colour to suit the surroundings
- Neat joints and a tidy finish
- A choice of colours where the product allows
- Any old sealant cut out fully, not covered over
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Where we work in CT4
Homes across CT4 range from older properties to new builds, with plenty of rented property in places like Canterbury, Shalmsford Street and Bridge. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
The South East is one of the drier parts of the UK, but outdoor sealant still needs a dry day and clean surfaces, so outside work in CT4 is planned around the forecast.
Shalmsford Street: If you let a flat or house near Chartham station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Chartham Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Different surfaces, different methods
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.
How to look after the new joints
Good habits help new joints last longer. Our tips:
- Don’t leave water standing on kitchen joints
- Look for lifting corners and small gaps now and then
- Open a window or run the fan so the room dries
- Keep scourers and sharp tools away from the bead
Keep water off the new bead until it has cured, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Tiles that have come away from the wall
- Failed grout lines across the wall
- A tray that rocks until it’s re-bedded
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.
For anyone letting property in or around CT4, several properties can be quoted together. Just tell us the addresses and what each one needs, and pictures by email help.
Why act early?
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If we find a deeper problem, you will hear it from us.
Questions to ask before you book
- Who does the work, and how experienced they are
- What the quote includes, VAT included or not
- What product goes in the joint
- How long the guarantee is
Common questions in CT4
Is the work guaranteed?
Yes. Every job carries our 12-month guarantee.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.
How long does a bath or shower reseal take?
That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.
Do you work for hotels and businesses?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
