How we handle bathroom resealing in Woolage Village

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include cracked, shrunken or lifting silicone and water getting behind the bath panel, across sinks & splashbacks, shower trays & enclosures and wet rooms.

Being in a small place like Woolage Village makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

A one-year guarantee comes as standard, so you’re covered after we’ve gone.

What we cannot put right

In fairness, there are a few things sealant will not fix:

  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant
  • A tray or bath that’s cracked through

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Sinks & splashbacks

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. Somewhere like Woolage Village needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

What affects the cost of bathroom resealing

Jobs vary more than people expect. The main factors:

  • How easy the joints are to reach
  • Mould in or behind the old joints
  • Working hours on commercial sites
  • The old material and how stubborn it is

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear quote before work begins.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Whether it has been sealed before
  • A few photos by email, if you can
  • The address or postcode of the job

For a quote, call 0345 464 0079 or drop us an email with the location and a short description of the problem. We’ll give you a clear quote before any work starts.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

How to look after the new joints

To keep the joints looking good and working properly:

  • Do not let bottles sit on the bead
  • Wipe up water along the back of the worktop
  • Dry the bead with a towel now and then
  • Stick to a soft cloth and a mild cleaner

Don’t stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Bathrooms and kitchens in Woolage Village

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Church of St Margaret include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Common problems we fix in Woolage Village

Baths and trays move. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

Look out for these signs:

  • Damp behind the bath or under the tray
  • Splits where the tray meets the wall
  • Gaps between the worktop and the wall
  • New sealant laid over old sealant that is now lifting

If you let a flat or house near Snowdown station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Woolage Village questions

Do you cover Woolage Village for bathroom resealing?

Yes, Woolage Village is within the area we cover. Our work covers London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.

Is Woolage Village within the area you cover?

Yes. Woolage Village is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you get rid of the black mould in my sealant?

Yes, we replace the mouldy bead. Sprays can fade the marks, but cutting it out and resealing is what lasts. Airing the room well helps stop it returning.

Is the work guaranteed?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
