Bathroom resealing in Rhodes Minnis

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We’re often asked to deal with water escaping at the shower enclosure and black mould in the silicone that won’t clean off, across shower trays & enclosures, basins & vanity units and wet rooms.

Around Rhodes Minnis, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or send us an email.

What we are called out for in Rhodes Minnis

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

If you can see any of these, it’s time to have the joints looked at:

  • Splits where the tray meets the wall
  • Water getting behind the kitchen upstand
  • Black mould in the silicone that won’t clean off
  • A messy, uneven bead from a previous reseal

Around Rhodes Minnis, as everywhere, bathroom resealing is only as good as the preparation behind it.

10 questions to ask before you book

What happens if it’s left?

Dealing with sealant early is a short job: the work takes half a day or less for one room, longer when the kitchen is included. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Around Rhodes Minnis, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

Rhodes Minnis questions

Can you help a landlord with a rental near Sandling station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before we start.

Can you do bathroom resealing in Rhodes Minnis?

Yes, Rhodes Minnis is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll give you a clear quote.

Does the resealing come with a guarantee?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What do you need from me for a quote?

A short description and the location. If we need more, we’ll ask.

Do you remove the old sealant?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

What affects the quote in Rhodes Minnis

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Mould in or behind the old joints
  • Access and height
  • How much there is to do
  • Working hours on commercial sites

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Helping us quote

To help us quote quickly, let us know:

  • If it’s domestic, commercial or a hotel
  • Where the property is
  • A few pictures by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved.

What we do, step by step

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. It generally takes a couple of hours for a single bath or shower. Somewhere like Rhodes Minnis needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We cover the area around the joints we are working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky

Aftercare tips

To keep the joints looking good and working properly:

  • Dry worktop joints after washing up
  • Squeegee the walls and tray after use
  • Give the silicone its full cure time
  • Check the joints every few months for splits or lifting

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
