Gravel Castle: your questions answered

Do you cover smaller places like Gravel Castle?

Yes. Gravel Castle is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Snowdown station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. You can ring 0345 464 0079 or drop us an email with the details for a clear quote.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can new silicone go straight over the old?

No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Bathroom resealing in Gravel Castle

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you are dealing with leaking joints on a shower screen and sealant that has split, shrunk or peeled away, we can help, on baths, sinks & splashbacks and wet rooms alike.

In a village or hamlet like Gravel Castle, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Big or small, it’s backed by our 12-month guarantee in Gravel Castle and across Kent.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Around Gravel Castle, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Common problems we fix in Gravel Castle

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Keep an eye out for any of the following:

  • Shrunken sealant along the back of a worktop
  • A bead that has pulled away from the tiles
  • Failed sealant on the screen profile
  • Leaks into the floor or ceiling below

For site and facilities teams at buildings such as Barham Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

  • What insurance they hold

10 questions to ask before booking

Different surfaces, different methods

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Somewhere as small as Gravel Castle, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

How we quote for bathroom resealing

There’s no set price list. The quote depends on:

  • The type of sealant required
  • The size of the job
  • How many areas need sealing
  • How easy the joints are to reach

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

What to tell us for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • A few pictures by email, if you can

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

Gravel Castle homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings. There are hotels and other places to stay in and around Gravel Castle. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

For landlords with property near Snowdown station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. If you live in an older home near Church of St John the Baptist, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Open a window or run the fan so the room dries
  • Wait for the cure time we give you
  • Do not leave water standing on kitchen joints
  • Keep bottles off the sealant line

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just phone 0345 464 0079 or drop us an email.

Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
