- Shrunken sealant along the back of a worktop
- Leaking joints on a shower screen
- Two layers of silicone, both failing
Bathroom resealing in Heart's Delight
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you’re dealing with damp behind the bath or under the tray and splits where the tray meets the wall, we can help, on baths, wet rooms and basins & vanity units alike.
Around Heart's Delight, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.
We stand behind the work with a 12-month guarantee, so you’re covered after we’ve gone.

Common problems we fix in Heart's Delight
Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.
Most people get in touch after spotting something like this:
- Water escaping at the shower enclosure
- Lumpy, uneven sealant from a DIY attempt
- Water getting behind the kitchen upstand
- Black spots spreading through the bead
Homes close to Church of St John the Baptist include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.
What your quote should include
- What the cure time is
- How the surfaces are prepared before sealing
- Which sealant they’ll use, and why
- Who turns up on the day

What else we do in Heart's Delight
What we do, step by step
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a morning or an afternoon for most single baths and showers in most cases. Somewhere as small as Heart's Delight, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Before we arrive
- Mention any sign-in or site rules at work premises
- Let us know about stairs, lifts or work at height
- Let us know about parking restrictions

DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
When something else is needed
A few problems are outside what sealant work can do:
- Damage behind the tiles that needs a tiler
- Movement from a bath with loose feet or no proper support
- Cracked or missing grout between tiles (that’s regrouting)
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.
What we seal
- Sinks & splashbacks
- Wet rooms
- Shower trays & enclosures
- Baths
- Kitchen worktops & upstands
- Basins & vanity units
How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether the work is at height
- The type of sealant required
- Whether old sealant or filler has to be cut out
- Whether there’s mould to deal with
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- How we’d reach the joints
- How many joints, rooms or windows are involved
- If someone has resealed it before
- Photos by email, if that’s easy
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and send you a clear quote.
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Let new sealant cure fully before it gets wet
- Keep bottles off the sealant line
- Keep the fan on for a while after bathing
- Dry the bead with a towel now and then
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.
Why act early in Heart's Delight
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If we find a deeper problem, you will hear it from us. Where a wall is exposed, as many are in small places like Heart's Delight, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What bathroom resealing looks like in Heart's Delight
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you look after a building such as Barham Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Snowdown station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

FAQs for Heart's Delight
Is Heart's Delight in your area for bathroom resealing?
Yes, Heart's Delight is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.
Do you cover smaller places like Heart's Delight?
Yes, Heart's Delight is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
What does bathroom resealing cost?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.
Is white the only colour available?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
How long will the resealing take?
Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You’ll know how long to expect before we start.
