Sand mastic for Heart's Delight homes and businesses

Sand mastic in Heart's Delight

On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we will explain which is best for yours. We work on timber door frames, period & listed homes and stone surrounds, and the jobs we see most are window mastic to renew ahead of painting and patchy fillers round a sash window.

Homes in small places like Heart's Delight often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What sealant work cannot fix

Sealant is not the answer to every problem, and we’ll tell you before work begins. It will not solve:

  • Decayed frames that need repair
  • Sashes that rattle, stick or will not open
  • Broken panes

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

If you manage several properties in or around Heart's Delight, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Surface by surface

Stone surrounds

Sand mastic sits naturally against stone. It finishes to look like part of the surround.

Period and listed homes

Materials matter on listed and conservation-area homes. Sand mastic is often the preferred finish.

Common questions in Heart's Delight

I let a flat near Snowdown station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before work begins.

Do you cover smaller places like Heart's Delight?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Can I paint the new mastic?

It’s traditionally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Heart's Delight homes and the weather

With historic houses such as Acrise Place (about 4.4 miles south) nearby, there’s older building stock in the area around Heart's Delight as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you live in an older home near Church of St John the Baptist, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Barham Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Snowdown station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.

What happens if it’s left?

Draughts round a sash window are not always the sashes. Open mastic joints round the box can let air in and new mastic seals them. Where a wall is exposed, as many are in small places like Heart's Delight, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or drop us an email and we will talk you through it.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. In a small place like Heart's Delight, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about parking restrictions
  • Mention any tricky access

Related advice

Looking after it afterwards

Aftercare is simple:

  • Ask the planning authority about consent for listed or conservation-area homes
  • Leave the new mastic unpainted
  • Get any rot dealt with first
  • Keep modern sealant off the mastic

Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry so early renewal protects both.
